Message: Dear Bozeman City Commissioners: Please consider changing the land use designation
from Industrial to Regional Commercial and Services for the property at 1 Simmental Way. This
is a very good opportunity for the city to consolidate commercial centers in the area of Bozeman
that is becoming so popular for consumer goods and services. It is also an attractive view shed
approaching and leaving the city. A pleasing architectural mix of storefronts and restaurants,
much like has been done in the newer commercial centers in town, would highlight this parcel in
a better fashion than industrial structures. Inasmuch as the current Industrial zoning designation
was made when there was virtually no development along N. 19th Avenue, we hope you will
revisit the best use for this property based on surrounding developments and approve the
