Nagel - Golden Gate January 11, 2016 City Commissioners PO Box 1230 Bozeman, MT 59771-1230 Re: Golden Gate Condominiums Site Plan, File Number 15531 Dear City Commissioners: The purpose of this letter is to address a proposed development in the Loyal Garden Subdivision known as the Golden Gate Condominium project. My wife and I have lived in the Loyal Garden Subdivision since May of 2014. We understood that one day the area on the north side of the subdivision which was zoned as R-4 property (R-4 Residential High Density) was going to be developed. But as we understand it, the i proposed plan far exceeds what was anticipated. Even though the proposed development complies with the current zoning of the property and it meets the City's Uniform Development Code (UDC), the proposed development poses a greater impact j on the area than anyone thought possible. It was expected that the density estimates would be in the range of 12-14 units per acre, not the 25 units per acre as proposed in the development plan. We are talking about only an area of 3.3 acres in size, but in that area, 84 units are proposed. I understand that these would be 2 bedroom apartments 3 stories high, meaning that a c total of 160 people or more could be living in this complex. This amount of influx would have a negative impact on all other services within the neighborhood. There would not be enough room to handle parking, green space would be minimized, and traffic would become congested as ingress and egress is limited. With all of this proposed development, it is hard to believe that there would be enough room for firefighting and other emergency services. As I understand it, this would be a higher density with a higher visual impact than anything else in the neighborhood. All of this would threaten the quality of our way of life and the living standard that we now have. It does so by allowing more people and more dogs which would create more traffic, more noise, and more street parking. This is not acceptable to many of us who live within the Loyal Garden Subdivision. With all of these negative impacts, we also fear our property values would decrease. To be clear, we are not against having an R-4 zoning in this location, but we are against a development on such a grandiose scale. We would like to see something that is more in line with the subdivision's character and architectural design.
