LAUREL PARKWAY STREET TEMPORARY CUL-DE-SAC EASEMENT
At The Lakes At Valley West Subdivision,Phases 1 and 2
CITY OF BOZEMAN, GALLATIN COUNTY,MONTANA
The Lakes At Valley West,Bozeman, LLC , GRANTOR, in consideration of the receipt of One
Dollar($1.00) and for other valuable consideration,receipt of which is hereby acknowledged,
does hereby grant to the City of Bozeman, a municipal corporation of the State of Montana,with
offices at 121 North Rouse Avenue,P.O. Box 1230, Bozeman, Montana 59771-1230,
GRANTEE, a temporary street right-of-way for a temporary cul-de-sac (turnaround) easement
for the use by the public in,through, and across an area of land situated in the City of Bozeman,
on a 50 ft. radius, being no more than 100 ft. in diameter, in the following described
real property:
starting at the centerline of the 90-foot wide street right-of-way for Laurel Parkway dedicated
with Phases 1 and 2 of said Subdivision where it intersects with the south boundary of said
Subdivision,thence north along said centerline on a bearing of North 00 Degrees, 58' and 16"
East a distance of 190.08-feet to the center of a temporary cul-de-sac easement having; a radius of G,
50.00-feet,
according to the official plat thereof on file and of record in the office of the County Clerk&
Recorder of Gallatin County,Montana, as shown and more particularly described on Exhibit"A"
attached hereto.
The GRANTOR states that he possesses the real property described above and that he has
a lawful right to grant an easement thereon.
The GRANTOR further agrees that the GRANTEE may peacefully hold and enjoy the
rights and privileges herein granted without any interruption by the GRANTOR.
The terms, covenants and provisions of this easement and agreement shall extend to and
be binding upon on the heirs executors administrators,
