Olive Street 1) Call meeting to order 2) Final Week Review A. 15440 – Four Points Subdivision Phase II Pre-Application – (Krueger/Kohtz) 2545 Veronica Street, 3605 Kimberwicke Street A proposed major subdivision of the Four Points Subdivision Lots 4 and 5 into ten lots with associated streets and infrastructure. B. 15445 – Gallatin Valley YMCA Community Center Conditional Use Permit– (Brekke/Kohtz) South of Baxter Lane, west of Vaquero Parkway, adjacent to the Gallatin Regional Park The construction of a 20,648-square foot community center building with related surface parking and landscaping site improvements for the future site of the Gallatin Valley YMCA. C. 15249 – Simmental Growth Policy Amendment – (Brekke/Kohtz) 1 Simmental Way A Growth Policy Amendment requesting the property’s future land use designation to change from Industrial to Regional Commercial and Services. D. 15441 – 3131 Foxtail St Accessory Dwelling Unit Conditional Use Permit – (Davis/Kohtz) 3131 Foxtail Street A Conditional Use Permit to allow the establishment of an Accessory Dwelling Unit (ADU) above a garage on a property zoned R-1. E. 15432 – Murdoch’s Corporate Headquarters New Office Building Site Plan Application and Certificate of Appropriateness – (Davis/Kohtz) 2507 &2511 North 7th Avenue A Site Plan Application for the development of a 38,654 square feet office building with associated parking and site improvements. 3) Second Week Review None. 4) Initial Week Review A. Z15073 Bozeman Pond Park Expansion Site Plan and Variance Application – (Davis/Kohtz) 670 South Fowler Avenue A site plan application to allow 9 acres of park with related amenities and associated parking. The applicant is requesting a variance from Section 28.24.010.A.1 BMC, Street, general relation to undeveloped area. The request is for a variance for the timing of construction of both Fowler Avenue and Pond Row public street improvements. B. 15422 Un-Knotted Vacation Rental Conditional Use Permit – (Brekke/Kohtz) 708 North Rouse Avenue A Conditional Use Permit requesting a change of office use to extended stay lodging (vacation rental) within the mixed use building located on the property. This CUP request is required because extended stay lodging is a conditional use within the Northeast Historic Mixed Use (HMU) zoning district. C. 15430 – George Smith Annexation and Zone Map Amendment – (Saunders/Kohtz) 1163 Thomas Drive Annexation of 0.91 acres of wholly surrounded property and initial zoning designation of R-4, High Density Residential District. Annexation of a portion of Thomas Drive right of way will be required with this application. There is one existing home on the site. D. 15487–Bozeman Health Zone Map Amendment– (Saunders/Kohtz) 915 Highland Boulevard An amendment to the zoning map from BP, Business Park District, to B-2 Community Business District, on 34.428 acres. The site is developed with medical office buildings and hospital with associated support facilities. E. 15471–KMB SJB Master Site Plan– (Krueger/Kohtz) 915 North 17th Avenue A proposed master site plan for 2.3 acres to accommodate future commercial and residential development. The site has been developed and the infrastructure is partially installed.
