Project Description
Gallatin Valley Furniture Carpet One
Since 1946 our family business has been helping our customers with their home
furnishings and flooring needs. Our building is located on 923 North 7t1 Street on the
west side of this key entry to Bozeman. We think that our project is an ideal candidate
for the North 7th Urban Renewal District Commercial Rehabilitation Incentives Program
because we are proposing the rehabilitation of our street frontage. We hope you too
will agree how fitting this project is to the goals of this program.
Since the property has been developed and operated by our family business for almost
70 years, there have been changes to the surrounding properties and to the City
planning goals for the location. Our proposed rehabilitation will be consistent with the
future goals of our business and with the City of Bozeman's planning documents
currently directing the future direction for the community. Those documents are listed
below.
• Design and Connectivity Plan for the North Seventh Avenue Corridor (DCPNS)
• Bozeman Design Objectives Plan (BDOP)
• Title 18 of the Bozeman Municipal Code (UDO)
• Bozeman Community Plan (BCP)
Please review our narrative later in the application for specifics of how our rehabilitation
will be consistent with these documents.
Project Scope
The Technical Assistance Grant would specifically explore the following scope to move
our rehabilitation project forward.
• Conceptual Design and Master Site Planning
o Site planning for the removal of the northeast corner pylon sign and
replacement with a compliant monument sign located along North 711 at
a location complimentary to the building fagade entries and signage.
o Conceptual design of the monument sign to be consistent with our future
storefront rehabilitation.
o Concept landscape approach along the North 7th Avenue and Juniper
Street frontage as the areas are viewed from community traveling or
walking along North 7th.
• Conceptual Building Fagade Design
o Design options to rehabilitate the existing building fagade and update the
look of the building along North 71h Avenue.

o Investigate ways to encourage pedestrian-oriented activity and to create
a quality experience for people on foot and bicycle traveling across our
property frontage.
o Investigate building entries and product display as it relates to pedestrian
connectivity to North 7'Avenue and Juniper Street directly visible to
North 71h Avenue.
o Investigate building signage opportunities consistent with current signage
guidelines.
o Investigate design opportunities to express the long term commitment to
the community that Gallatin Valley Furniture Carpet 1 has and will
continue to make for the next 70 years. This may be achieved through a
strong expression of traditional building forms with a contemporary style
utilizing the permanence of natural materials like brick, glass, and steel.
• Submittal for informal review to the Bozeman Planning Department
• Preliminary Cost Estimating
• Phasing Planning
Grant Request
The Owner requests the full amount ($7,200) be applied to this project. The Owner is
also interested in exploring additional future funding for facade/site improvements.
Design Objectives Established for Our Project
Design and Connectivity Plan for the North Seventh Avenue Corridor
• Expand landscape and enhance the quality of the pedestrian experience along
North 7th Avenue frontage.
• Minimize visual clutter along the North 7th corridor.
• Accommodate pedestrians and bicyclists.
• Establish open space that encourages public interaction between the street and
our building.
• Provide a stronger relationship between the building and the street through a
stronger entry presence on both North 7th Avenue and the east portion of the
Juniper Street frontage.
• Master Plan for the eventual connection of Juniper to 81h Street and
transformation to compliant parallel parking along that frontage as it relates to
visibility from North 7th Avenue corridor.
• Create a building design that adds interest as seen from the road and while
establishing a design compatible with the local Bozeman character.

• Create a building design that has a feeling of more than one story that helps
define the commercial edge of the entryway corridor.
Bozeman Design Objectives Plan
• Include a green, landscape open space along the highway and then an edge of
buildings defining the inside edge of the green space.
• Present a fagade to the public walk which is visually interesting. Include display
windows, storefront, public art and other decorative features that provide
interest and establish a sense of human scale.
• Improve the entrances to the buildings for pedestrians and encourage the
building fagade to be closer to the required setback rather than set back from
the 7th corridor.
• Parking should be primarily located to the interior of the property.
• Encourage patios and other outdoor uses along the sidewalk.
• Buildings should reflect the regional urban character. Innovative new designs
that draw upon regional design traditions are preferred.
• The primary entrance to the building should be oriented to the street, major
sidewalk, or plaza. Provide a sheltering element such a canopy or awning to
signify the primary entrance. Where more than one user shares a structure,
each individual entrance should be identified.
• Consider using a double fronted entry design that provides a door to the street
and another to the parking lot.
• Divide the building into modules that express dimensions of structure seen
traditionally. In general the primary fagade should not exceed 100 ft in length.
Provide a jog in the fagade to divide it into subordinate elements if over 100 ft.
• Change the material or color with each building module to reduce the perceived
mass.
• Change the height of the wall plane at each building module.
• Change the arrangement of windows and other fagade articulation features to
divide the larger wall planes into smaller modules.
• Express fagade components in ways that help establish human scale. Establish a
pattern or rhythm with windows, columns or other architectural features.
Recess features and articulate headers, sills and mullions.
• The primary entrance shall have a human scale. Provide a one story element at
the building entrance to help establish a more human sense of scale.
• Use belt courses or horizontal bands to articulate floor levels and structure.
• Use brick in a standard module to express a human scale. Avoid using larger
surfaces of panelized products or featureless materials. Avoid large surfaces of
stucco or similar materials.

• All roof forms should have no less than two of the following features: flat roof
with parapet, cornice or molding to define parapet top, overhanging eaves,
sloping roofs with min 6:12 roof pitch, multiple roof planes.
• Use traditional materials for all primary wall surfaces including brick, stone, and
wood. Materials such as metal may be acceptable upon review from the design
review authority. Avoid shiny high gloss materials.
• Use material colors that blend with the natural setting like muted colors and
earth tones. Bright colors should only be used as accents.
• Minimize visual impacts of utilities and mechanical equipment.
• Site signs should convey information while remaining subordinate to the site and
surrounding area. Sign materials and design should be compatible with the
building on the site.
• A simple sign design is preferred. Changeable copy reader boards are
discouraged.
• Position building mounted signs to be part of the overall composition. The sign
should be integrated into the design rather than overpowering the architectural
features of the building.
• Awnings compatible with the material and construction style of the building is
encourages.
Firm Experience
Gallatin Valley Furniture Carpet One would like to retain Bechtle Architects to lead the
consulting efforts for this important project for North 7th Avenue. Bechtle Architects
specializes in professional planning and architectural design for commercial and
residential projects. Bechtle Architects has been established in Bozeman for over 10
years and understands the importance of integrating a building into its context while
maintaining the individual character inherent to each of its unique Owners and uses.
The character of a community is in the diversity of its individual parts as well as the
common character of its cohesive whole. We feel Bechtle Architects has the experience
and understanding to provide a design for our property that can express our individual
family business character in a way that is sensitive to the future growth goals for the
community.
As a registered Montana architect since 1991, and a practicing planner, Scott Bechtle
has a passion for integrating buildings into interesting and dynamic pedestrian-focused
places. Scott has been involved in the master planning and design guidelines
development of communities like Big Sky Town Center, several ski resorts, and most
recently a 280+ unit subdivision in Bozeman - Flanders Mill. He believes that good
architecture is not solely about the buildings but equally important are the spaces

defined by the building. The sequence of entry to the building and the pedestrian
experience can be artfully sculpted utilizing light, color, and texture.
Scott has called Bozeman home since 1985 when he attended his
senior year of high school and then went on to study his life-long love
of architecture at Montana State University in Bozeman. He has a
Masters of Architecture degree from Montana State University. Scott
has resided in Bozeman the past 14 years as a Bozeman business
owner and plans to remain as a participating member of the
community for many years to come.
Bechtle Architects employs seven employees of which five are licensed architects each
with twelve +years of experience. His firm has adequate bench depth to handle this
project easily in the next few months.
Scott understands the design objectives and goals for entryway corridor architecture
and served on the Bozeman Design Review Committee for three years to help guide
prospective applicants in submitting appropriate designs for entryway corridors. He
understands how to creatively implement those design objectives into an appropriate
design for our project.
We believe technical assistance grant would be well utilized to assist DMC properties/
Gallatin Valley Furniture Carpet One to develop Conceptual design improvements the
property to address the sign removal/relocation as well as enhancements to the
facade/site. Following are some exhibits to help communicate our existing building and
site.

Please accept this letter as our proposal to provide design services for the above referenced project. To
provide concept design services for your North 7tn facility, we propose to do this work hourly at our
standard hourly rates.
Principal Architect..................................$115/hr.
Senior Architect .......................................$95/hr.
Architect...................................................$85/hr.
Architect in Training.................................$55/hr.
Administrative Assistant..........................$45/hr.
Proposed work includes site planning, monument sign design, concept landscape design, concept
building fagade design, preliminary cost estimating, phasing planning, and submittal to the City of
Bozeman for informal review.
I will discount hourly rate for my services being applied to the NSURD grant to a maximum hourly rate of
$90/hr. We will work hourly to a$7,200 limit for this conceptual phase of design services. Once we
have reached this limit,we can discuss if you would like to proceed on an hourly basis or move forward
with a lump sum contract for the next phase of services.
