ABANDONMENT OF EASEMENTS
SOUTH ROAD EASEMENT
COMES NOW the City of Bozeman, 411 East Main, Bozeman, MT 59715, a Municipal Corporation of
the State of Montana hereinafter ("GRANTOR") and does hereby release, reconvey and abandon the
following described easements unto B & K Holdings, LLC ("GRANTEE") as follows:
WITNESSETH:
WHEREAS, the Grantor is the legal record title holder of an Easement for Frontage Road or
Widening situated across a portion of:
Lot 4 of Amended Plat of Block 2, Bridger Center Subdivision, Located in the SE % of Section
31, Township 1 South, Range 6 East, P.M.M., City of Bozeman, Gallatin County Montana,
according to the official plat thereof on file and of record in the office of the County Clerk and
Recorder, Gallatin County, Montana [Plat Ref H-37-E, , Document #2203019] .
WHEREAS the above Easement for Frontage Road or Widening has been shown in various
founs on the plat recorded on Film 7, Page 218; Bridger Center Subdivision [Plat Ref H-37]; and most
recently on the Amended Plat of Block 2, Bridger Center Subdivision at the Clerk and Recorder's
Office of Gallatin County, Montana [Plat Ref H-37-E].
WHEREAS the construction of Bridger Canyon Road has been completed without having to
occupy said easement, the vacation of all of said easement will not adversely impact the Grantor's
interests.
WHEREFORE, the Grantor does hereby release, reconvey and abandon in favor of the Grantee
those portions of the Easement for Frontage Road or Widening located on the above described real
property as set forth on the "shaded area" of Exhibit A attached hereto together and incorporated by

reference herein with any right, title, or interest that the Grantor may have in said Easement for
Frontage Road or Widening described as follows:
Abandon forty foot wide Easement for Frontage Road or Widening to the City of Bozeman as
previously shown on Film 7, Page 218; Bridger Center Subdivision [Plat Ref H-37]; and the
Amended Plat of Block 2, Bridger Center Subdivision [Plat Ref H-37-E] at the Clerk and
Recorder's Office of Gallatin County, Montana situated across a portion of Lot 4 of the
Amended Plat of Block 2, Bridger Center Subdivision in the SE Y4 of Section 31, Township 1
South, Range 6 East, P.M.M, City of Bozeman, Gallatin County, Montana [Plat Ref H-37-E].
