1TFULL ACCESS EASEMENT - - - -
The City of Bozeman, a municipal corporation of the State of Montana with office at 411
East Main St. P.O. Box 1230, Bozeman, Montana 59771-1230, Hereinafter referred to as
"GRANTOR", hereby grants and conveys to First Security Bank of Bozeman with offices at 642
Cottonwood Road, Bozeman, Montana 59718, hereinafter referred to as "GRANTEE" a thirty
(30) foot full access easement for the use by the public in, through and across a platted I foot no
access strip across from the southernmost access of Auto Plaza Drive.
This easement shall be for the benefit of the following described real property for all
lawful purposes:
Lot 5 of Minor Subdivision 340, T2S, R5E, P.M.M., City of Bozeman, Gallatin County,
Montana.
This easement shall continue until such time as the Grantor commences construction
activities to improve the section of Cottonwood Road which borders the above described real
property to the recommended principle arterial street standard. Before the commencement of the
road improvements to Cottonwood Road at the Huffine Road Intersection, Grantor shall provide
written notice to the Grantee concerning the termination of this full access easement. This
notification is necessary so that the plat can be amended and the necessary physical work
perfonned to accommodate an alternate public access to the above described property.
