We, the undersigned property owners, do hereby certify that we have caused to be surveyed,
subdivided and platted into lots, blocks, roads and alleys, as shown by this plat hereunto included,
the following described tracts of land, to-wit:
Lot 2 and a portion of Lot 1 of the Amended Plat of Southbridge Subdivision Phase 2, on record
with the Gallatin County Clerk and Recorder located in the Southeast One-Quarter of Section 23,
Township 2 South, Range 5 East, Principal Meridian Montana (P.M.M), Gallatin County, Montana.
being more particularly described as follows:
Beginning at an Alpine aluminum cap at the southwest corner of Southbridge Subdivision Phase 3;
thence South 88° 54' 37" East a distance of 843.28 feet to an Alpine aluminum cap;
thence east a distance of 100.48 feet along a tangential curve concave north having
a radius of 180.00 feet, a central angle of 31 o 58' 59", a chord bearing of North 75° 05' 54" East
and a chord length of 99.18 feet to an Alpine aluminum cap;
thence North 59o 06' 25" East a distance of 75.73 feet to an Alpine aluminum cap;
thence South 30° 54' 42" East a distance of 63.90 feet to an Alpine aluminum cap;
thence North 59° 05' 18" East a distance of 60.00 feet to a calculated position;
thence southeast a distance of 24.92 feet along a non-tangential curve concave southwest
having a radius of 220.00 feet, a central angle of 06° 29' 23", a chord bearing
ofSouth 27" 40' DO" East and a chord length of 24.91 feet to an Alpine aluminum cap;
thence South 89° 56' 53" East a distance of 158.43 feet to a calculated position;
thence South ooo 03' 07" West a distance of 978.57 feet to a calculated position;
thence North 88° 58' 25" West a distance of 1274.08 feet to an Allied Yellow Plastic Cap;
thence North ooo 59' 31" East a distance of 953.75 feet the Point of Beginning
containing 27.958 acres, more or less.
SUBJECT to all easements of record or apparent from a visual inspection of the property.
The above described tracts of land is to be known and designated as Southbridge Subdivision Phase 4
City of Bozeman, Gallatin County, Montana; and the lands included in all streets, avenues, alleys and
parks or public squares shown on said plat are hereby granted and donated to the City of Bozeman
for the public use and enjoyment. Unless specifically listed herein, the lands included in all streets,
ave~ues, alleys, and parks or public squares dedicated to the public are accepted for public use, but the
City accepts no responsibility for maintaining the same. The owners agree that the City has no
obligation to maintain the lands included in all streets, avenues, alleys and parks or public squares hereby
dedicated to public use. The lands. included in all streets, avenues, alleys and parks or public squares
dedicated to the public for which the city accepts responsibility for maintenance include 21st and 22nd
Avenues and Chipset.
The undersigned property owners, hereby grant unto each and every person, firm or corporation,
whether public or private, providing or offeri,ng,to provide telephone, electric power, gas, internet,
cable television, water or sewer service to the public, the right to the joint use of an easement for
the construction, maintenance, repair and removal of their lines and other facilities in, over, under,
and across each area designated on this plat as "Utility Easement" to have and to hold forever.

We, Andrew D. Holloran and Thomas C. Fink & Naomi R Barer-Fink, Subdividers,
and I, Chris Budeski, a registered professional engineer licensed to practice
in the State of Montana, hereby certify that the following improvements, required
to meet the requirements of this title or as a condition(s) of approval of Southbridge
Subdivision, have been installed in conformance with the approved plans and
specifications, or financially guaranteed and covered by the improvements
agreement accompanying this plat.
Installed Improvements:
1. Water services and sewer services
2. Street infrastructure including curb and gutter, alleys, and asphalt surfacing
3. Dedicated public parkland and open space area, sidewalks and boulevard
landscape and irrigation.
The following improvements have ,been financially guaranteed in accordance with
the Improvements Agreement for Southbridge Subdivision Phase 4:
1. Lot Frontage Sidewalk
Parklaod and boulevard seeding.
The subdivider hereby warrants against defects in these improvements
for a period of two years from the date of acceptance by the City of Bozeman.
The subdivider grants possession of all public infrastructure improvements to
the City of Bozeman, and the City hereby accepts possession of all public
infrastructure improvements, subject to the above indicated warranty.

Southbridge Subdivision, Gallatin County, Montana, is within the City of Bozeman,
Montana, a first-class municipality, and within the planning area of the Bozeman
growth policy which was adopted pursuant to §76-1-601 et seq., MCA, and can be
provided with adequate storm water drainage and adequate municipal facilities.
Therefore, under the provisions of §76-4-125(2)(d) MCA, this subdivision is excluded

COMMON OPEN SPACE NOTE
Ownership of all common open space areas and trails, and responsibility of
maintenance thereof and for city assessments levied on the common open
space lands shall be that of the property owner's association. Maintenance
responsibility shall include, in addition to the common open space and trails,
all vegetative ground cover, boulevard trees and irrigation systems in the public
rightwof-way boulevard strips along all external perimeter development streets
and as adjacent to public parks or other common open space areas. All areas
within the subdivision that are designated herein as common open space
including trails are for the use and enjoyment by residents of the development
and the general public. The property owner's association shall be responsible
for levying annual assessments to provide for the maintenance, repair, and
upkeep of all common open space areas and trails. At the same time of
recording the final plat for each phase of the subdivision the subdivider shall
transfer ownership of all common open space areas within each phase to the
property owner's association created by the subdivider to maintain all common
open space areas within Southbridge Subdivision.

AMENDED PLAT OF SOUTHBRIDGE SUBDIVISION PHASE 2
LOCATED IN THE SOUTHEAST ONE-QUARTER OF SECTION 23,
TOWNSHIP 2 SOUTH, RANGE 5 EAST, P.M.M., CITY OF BOZEMAN,
GALLATIN COUNTY, STATE OF MONTANA
THE PURPOSE OF THIS SURVEY IS TO CREATE A 36 LOT SUBDIVISION
THIS SURVEY WAS PERFORMED FOR OWNERS OF RECORD:
SOUTHBRIDGE DEVELOPMENT LLC
AND SHADY LANE RANCH L.P.
CONDITIONS OF APPROVAL
1. Due to the potential of high ground water tables in the areas of this subdivision, it is recommended that
residential dwellings or commercial structures with full or partial basements not be constructed without
first consulting a professional engineer licensed in the State of Montana and qualified in the certification
of residential and commercial construclion. The finish ftoor of all residential structures shall be nolless
than two (2) feet above the established elevation from the top of curb of the adjoining street.
2. All downstream water user facilities will not be impacted by this Subdivision.
3. A 1-foot wide vehicular NoRAccess easement exists for Lots along South 19th Avenue.
4. All lots are subject to a 1 0-foot wide front yard utility easement except lots adjoined by an Alley, which
are also subject to a 6-foot wide utility easement along said alley.
5. If a utility easement is greater than the building selback required under Chapter 38 of the Bozeman
Municipal Code (B.M.C.) said easement shall apply.
6. City standard residential sidewalks shall be constructed on all public street frontages of a property prior
to occupancy of any structure on the property. Upon the third anniversary of the recordation of the plat
hereon, any lot owner who has not constructed said sidewalk shall, without further notice, construct
within 30 days said sidewalk for their lot(s) regardless of whether other improvements have been made
upon the lot.
7. All Public Parks are dedicated to the city, but maintained by the homeowners association (Southbridge
Homeowners) and/or future park Maintenance District.
8. All Open Space and Public Access areas are to be owned and maintained by the homeowners association
(Southbridge Homeowners) and/or future park Maintenance District.
9. Areas designated as WETLANDS are subject to a 50-foot setback.
10. Homes on corner lots to have the same orientation as adjacent homes on street.
11. Lots adjacent to South 191h Avenue shall have a 25-foot setback from South 19th Avenue.
CERTIFICATE OF CONDITIONS OF APPROVAL
The text and/or graphics shown hereon represent the requirements by the governing body for final plat approval
and all conditions of subdivision application have been satisfied. The information shown hereon is current as of 3-31-15.
Changes to any land-use restrictions or encumbrances may be made by amendments to covenants, zoning regulations,
easements, or other documents as allowed by law or by local regulations.
