ZAKOVI CONDITIONS OF APPROVAL
FOR A CONDITIONAL USE PERMIT AT
417 NORTH PLUM AVENUE,BOZEMAN, MONTANA
WHEREAS, the undersigned property owner acknowledges the receipt of a Conditional
Use Permit to allow:
1) Continue the identified non-conforming uses detailed in the letter fiom Mr. Andrew
Epple (Planning Director) dated April 7, 1992;
2) The expansion of limited non-conforming uses to include stone work, subject to
applicable conditions of approval and code provisions,
3) Expansion of the display of goods in required yard setbacks not to exceed the current
number of structures/sculptures, scale, or general extent as shown on the 2014 Site Plan
(submitted with your application) and any photographs of the property detailing the
current layout, except no structures/sculpture or other materials of any kind shall be
allowed within 10 (ten)feet of the edge of the Plum Avenue pavement, and
4) All uses are authorized subject to all applicable conditions of approval and code
provisions listed below,
at the property addressed as 417 North Plum Avenue,Bozeman,Montana; and
WHEREAS, the uses to be located on property that is legally described as Lots 6, 7, 8 &
9, Block 51, Northern Pacific Addition, City of Bozeman, Located in the Northeast One-Quarter
(NE 1/4) of Section 7, Township Two South (T2S), Range Five East (R5E), Gallatin County,
Montana; and
WHEREAS, the Conditional Use Permit is contained within the City of Bozeman
Department of Community Development's zoning application Z14346; and
CONDITIONS OF APPROVAL FOR A CONDITIONAL USE PERMIT APPLICATION
NOW, THEREFORE, BE IT HEREBY KNOWN, that the above-noted conditions of
approval and code provisions for the Conditional Use Permit shall be binding upon the
undersigned owner of the subject property, and successors or assigns, as long as the light
manufacturing operations occur as conditioned and do not cease for any reason for more than 90
days pursuant to Section 38.32.1010.1), BMC at 417 North Plum Avenue.
