A total of up to 67 units(62 lots) is proposed with Phases 1 (29 units) and Phase 2 (38 units).
This equates to a required parkland dedication amount of 2.01 acres. 5.1 acres is proposed to be
added to the Bronken Park/Baxter Creek Natural Area with Phase 1. This covers the requirement
for both Phases 1 and 2 and adds to the overall parkland credit for the Valley West PUD.
Please see the attached exhibit as well as Section I in the Preliminary PUD submittal materials
for a more detailed description of how parkland and open space together exceed the required
performance points for the overall PUD. The applicant will work with the Valley West HOA and
the City to clean up the deed paperwork for previous phases.
