Preliminary Plat of The Lakes at Valley West Subdivision - Phases 1 & 2

Dear Mr. Murdo:
We are soliciting your comments regarding a proposed subdivision located in the City of
Bozeman, south of Durston Road and east and west of Laurel Parkway. The
Preliminary Plats for Phases 1 and 2 of this subdivision, as well the overall Planned Unit
Development (PUD), are currently being prepared for submittal to the City of Bozeman.
Draft copies of the Preliminary Plat and PUD are enclosed for your reference.
The overall PUD covers approximately 65 acres and calls for up to 300 residential units
to be constructed. The first two (2) phases encompass +/-19.8 acres and include 57
residential lots. The project is located within the city limits of Bozeman and will be
served by city infrastructure/services. A portion of the project has been previously
disturbed as part of a gravel mining operation. All gravel mining operations have since
ceased and the area has been reclaimed.
Please note that at least one cultural resource inventory was completed back in 2002-
2003 for Valley West Subdivision by Aaberg Cultural Resource Consulting Service. The
extents of the inventory included the land currently being proposed as The Lakes
Subdivision. I have included a copy of the cover of one of the reports for reference.
As part of the subdivision application process, we are requesting any comments you
may have regarding the proposed subdivision. Should you have any comments or
