MacGrath Martin Zabaleta 311 South Third, BozemaA MT 59715 April 251",2015 Re: Martin 402 West Koch 1 Iodification Application Z15109 anti A.D.U. Mayor Krauss, Deputy Mayor Taylor and Commissioners Andrus, Mehl and Pomeroy, We are writing the City in support of both an A_D.(r permit, and a new proceed with the project at Q West Koch, items that we understand are obuilding the May 4"to and May I I"agendas respec vely.As we live diagonally across Koch from this address. we have a clear view of the k , from the south and west side of our house and property. The sooner the City permits the Martins to proceed with the construction of their new home, the better for us all (the neighbors, the City and the Martins). Precedent for an A_D.0 exists up and down 4".including those units of my neighbors directly to the South (across Koch)as well as those directly to the North. Those neighbors to the North have had renters (college kids) since their unit was constructed_Additionally,Brian Martin has always been forthcoming with his us regarding his plans for the A.D.U. He showed us the plans for this unit and we have visited the finished product several times. It is quite nicely done, fits in will with the surrounding homes and so we support this use. That the Martins may rent the apartment above the. garage,we also support. From an infill persprctive, affordable housing downtown is welcome and there are many folks renting "ll A.D.U*s and apartments next to us,across the street from us and down and up the street from us on Third. This would be no different. As to the main residence, for aesthetic, safety and property value reasons,it needs to be built as soon as possible. Brian jshowed us the plan for this house long ago so we could understand the extent of the original remodel. It is our belief that the new home Brian intends to build will bring morO value to the nCighb(whoo d than the house previously there based on aesthetics and quality of construction. Vw`c also encourage the City Commission to approve the same setback as it allowed for the previous building permit at 402 West Koch. There is no reason fcN the Commission not to do so,same footprint and house as originally approved with a few very minor changes. Not allowing the requested setback would make the house llnok oddly placed on the lot as well as cause a thinner house with a complete new redi, ption ign (delaying construction and costing both the City and Martins both money and time) moving the house ovar`9 feet to the West is not an viable option. It is not a viable given because it would put the house right up against Julie Videon's garage and driveway (built on the not desire_ lot line),something Julie does Thank you for our time and co sidcration. - Susan MacGrath - -"- - —?VTartin Zabalcta
