Areas of concern regarding the Valley Meadows Major Subdivision application P14062I am a property own living in the West Glen neighborhood on Meriwether Avenue, at the
south end of the above-mentioned subdivision. I am concerned about my neighborhooddynamic changing, the safety of our children and the value of property.
I understand that Bozeman is in need of more affordable housing. Our neighborhood
currently is single family homes and duplex townhomes with large lots making great homesfor families and individuals who want to live in the housing, the objective of the proposed
subdivision appears to be get as many people in a small area as possible, which is notconducive to home ownership but to rental units for student housing for the university. These
will generally not be owner-occupied. If we are truly looking for affordable housing, can thenew area be required to have 75% owner-occupied requirements so that it is not sold to
people who want to rent these out, changing the dynamic of our neighborhood?
I knew when I purchased my property that Meriwether would be pushed through to Durston. I am concerned that Meriwether will become another quick way to get from Durston to
Babcock with more traffic than our subdivision using this street.
This has been a quiet family oriented neighborhood with our children playing along streets, inour front yards, and in our park. With the Meriwether Avenue now slated to go through, I
have concerns. I am hopeful you can put some measure in place to slow traffic on our streetso it does not become another Michael Grove or Hunters Way.
I have attached a copy of the report I received from the Bozeman Police Department. Please
note the number of accidents and reports on Michael Grove (41 in last year) and HuntersWay (55 in last year).
--[if !supportLists]-->1. <!--[endif]--> Can the developer post signs around both parks thatthe speed limit should be 15 mph? We want our families to be safe playing in these parks.
And is it possible to locate the park in the new area closer to Cameahwait, to have atransition into the new higher density neighborhood?
--[if !supportLists]-->2. <!--[endif]-->To further the safety in the neighborhood, would it bepossible to get a three way stop at Cameahwait and Meriwether, and Villard andMeriwether, so as to slow traffic in that area.
--[if !supportLists]-->3. <!--[endif]-->We do not want to be another dangerous way to get from
Durston to Babcock. Posted speed limits and perhaps speed humps/bumps would helpkeep us safe.
--[if !supportLists]-->4. <!--[endif]-->I am wondering too if there is a way to have a differentstreet shape than that on Michael Grove or Hunters Way. They have the āSā curve which is
dangerous. I see everyone speeding through that area. Can Meriwether have 90 degreeturns in the street or roundabouts that would require the traffic to go slower/stop?
We are a passionate community and care about our local/quaint neighborhood. Please
consider keeping the neighborhood the way it is with traffic calming measures, densityoptions, and owner-occupied requirements.
