Mr. JeffRupp President and CEO CITY OF BOZEMAN Bozeman, Montana Office of the City Manager Human Resources Development Council 32 South Tracy Ave Bozeman, MT 59715 Re: Stoneridge Apartments sustainable development considerations Dear Mr. Rupp: February 9, 2015 Sent via e-mail Thank you for giving us an opportunity to have a dialogue with Summit Affordable Housing on the planned sustainability initiatives for the Stoneridge Apartments. After reviewing Summit Affordable Housing's green checklist for the Department of Commerce's Low Income Housing Tax Credit application and discussing some design considerations by conference call, we believe Summit Affordable Housing shares many of the same goals as the City of Bozeman and we are excited about this fact. We are interested in working with the HRDC to identify the tools and resources needed to make the Stoneridge Apartments an innovative housing development that will provide its tenants with healthy and affordable housing for the life of the building, and also serve as an exemplary model for future developments in Bozeman. While Summit Affordable Housing begins design on this project, we would like to recommend that the Stoneridge Apartments achieve certification under the Enterprise Green Communities program. The Enterprise Green Communities program is a nationally recognized green building standard for affordable housing developments. It is a cost-effective framework that helps ensure that housing developments will deliver health, economic, and environmental benefits to low- income families. Enterprise is a foundation that is able to offer this program with no review or certification costs. Currently, there are eight major jurisdictions that require Enterprise Green Communities certification, including: Colorado, District of Columbia, Michigan, Minnesota, Missouri, New York City, Ohio, and Oregon. In addition, there are 14 states that award points in the planning process if Enterprise Green Communities requirements are met. The Enterprise Green Communities Certification addresses the following categories: 1) Integrative Design 2) Location and Neighborhood Fabric 3) Site Improvements 4) Water Conservation 5) Energy Efficiency 6) Materials Beneficial to the Enviromnent 7) Healthy Living Environment 8) Operations and Maintenance Based on the information we reviewed and discussed with Summit Affordable Housing, we believe this project is in a good position to achieve certification. Certifying the Stoneridge Apartments would provide third party verification that the development has met a nationally recognized benchmark. There are a variety of pathways to certification and we are ready to assist the design team with mapping a financially practical and achievable plan. We ask that you coordinate with Summit Affordable Housing to assess the feasibility of achieving this certification. We believe the benefits to the tenants and our community will make the Stoneridge Apartments a noteworthy case study for the HRDC and Summit Affordable Housing. We look forward to your feedback and hope there is an opportunity to participate in the sustainability planning process for this development. Thank you for your time and consideration.
