Ellison 3301 West Babcock Street Bozeman, MT 59718 does hereby GRANT, BARGAIN, SELL, CONVEY. WARRANT AND CONFIRM unto the CITY OF BOZEMAN the following described real property, to-wit: A tract of land situated in SW1!4NWl/4 of Section II, T.2S.. R.SE.. M.P.M.. Gallatin County. Montana and more particularly described as follows: Said tract ofland in the SW1I4 NW1!4 of Section I I, being rectangular in shape, 32.5 feet in width when measured at right angles in a northerly-southerly direction from the south line of said SWI/4NWI/4 of Section II, and 166.35 feet in length, when measured along a line that is 30' northerly Wld parallel to said south line, beginning at a point that is 332.7 feet easterly of southwest comer ofSW1/4NW1!4, thence continuing easterly along said line 166.35 feet to a point that is 499.05 easterly of southwest comer ofSWI/4NWI/4 of Section II, and containing 416 square feet, more or less. EXCEPTING AND RESERVING, however, all gas and oil, beneath the surface ofthe above-described and conveyed premises, together with the right to extract the same, provided that in the exercise of such right the surface thereof shall not be disturbed, interfered with, or in any way damaged.
