NOTICE OF PUBLIC HEARINGS FOR AN ANNEXATION AND ZONE MAP AMENDMENT
Applications have been submitted for annexation and zone map amendment of property located
south of Lincoln Road and east of Maple Lane. The applications would allow the establishment of an
initial zoning classification of R-4 (Residential High Density District) for approximately.34 acres of the
property contingent upon armexation into the City of Bozeman, and rezoning of approximately 1.326
acres of the property from R-1 zoning (Residential Single-Household, Low Density District) to R-4
zoning.
The purpose of the public hearings is to consider an annexation with an accompanying amendment to
the City of Bozeman Zoning Map. The amendment to zoning is for both an initial zoning request and a
rezoning request. The application as proposed is made by the property owner, Broadleaf, LLC, 536
Oxford Drive, Bozeman, MT 59715, and applicant, Benjamin Elias, 512 E. Fridley Street, Bozeman,
MT 59715. The proposal if approve would allow the establishment of an initial zoning
classification of R-4 (Residential High Density District) for approximately .34 acres of the
property contingent upon annexation into the City of Bozeman, and rezoning of approximately
1.326 acres of the property from R-1 zoning (Residential Single-Household, Low Density District)
to R-4 zoning. The property considered for annexation and initial zoning is legally described as
W1/2NW1/4SW1/4 of Section 13, Township 2 South, Range 5 East, P.M.M., City of Bozeman, Gallatin
County, Montana. The property considered for rezoning is legally described as Tracts 26A and 27A of
Beatty's Alder Court Subdivision and Tract lA of Certificate of Survey No. 2639 situated in the SWIA,
Section 13, Township 2 South, Range 5 East, P.M.M., City of Bozeman, Gallatin County, Montana.
