Lincoln Lane and adjacent to Alder Court.
I am not against a change of the use of the subject property if there are reasonable restrictions on the
proposed future uses of the property and proper safegards for existing land owners and infrastructure
that is present today.
The Alder Court subdivision was created in the mid 1960s and has a culdesac created and used by the
subdivision owners. A maintence district has been created and agreed to by said owners to keep this
road in condition. The subdivision has lots that are at least .5 acres in size and have private wells and
septics that were legal at the time the subdivision was created. The ownership in the subdivision is
primarily single families. The Alder Court homeowners successfully defended this area from a request a
few years ago to allow a multifamily development access to the road as an access.
The area west of Alder Court Road has been slowly developed over the last 20 years as owners gained
access to the sewer system along Lincoln Lane. It is logical for the property west of Alder Court to be
included in this higher density type of development. On the land to the south of the proposed zoning
change, development has already occurred that brought higher density.
If the zoning is adopted there should be no access to Alder Court allowed. The Alder Court homeowners
have no ability to fairly assess or receive compensation for unknown potential traffic to this road, and
also it materially changes the needs and expectations owners on this road who now participate in a
Road district they established and maintain at their expense.
The R-4 designation is too dense for the area in question. The property to the south is zoned R-2 and
development of that parcel exceeded the rules under R-2 . R-2 if properly administered is more
appropriate for this property.
All access to the subject property should be onto Lincoln Lane.
As a Ravalli County Commissioner I understand the need to have reasonable infill projects consistent
with the neighborhood. Please consider the Alder Court road as the line between single family
development maintained for over 50 years and the new zoning proposed and keep the new area self
contained with its own responsibilities to the city.
