Ms. Kim Walker called the meeting to order.
A. PROJECT REVIEWS
1. Oakwood Square Modification #Z-9620 - (Arkell)
2405 West Main Street
A request for modification to approved site plan to allow the placement of
awnings over the four windows of the proposed sandwich shop.
Ms. Walker introduced the project and Planning Director Andrew Epple who presented the
project. He noted the applicant is proposing to put in a sandwich shop on the east side of
Building #1 and presented the color scheme for the awnings. Staff is seeking guidance from
DRB on the coloration of the awnings.
Mr. Willett commented that awnings define a business. He noted the colors are appropriate.
Mr. DeHaas noted that the buildings were designed without awnings and will change the
architectural character of them. He continued that he had no objections to the colors or the
awnings, just wants the Board to think about adding to an already well-designed building.
Mr. Gleye asked if this was originally a PUD. Planning Director Epple stated that it was.
He noted that the building has been condominiumized. Mr. Gleye noted that awnings tend to
get out of hand. He'd like to see an awning plan for the whole building, however, since it is
condominiumized, that may not be possible.
Mr. Cruwys noted that one sign seems to be out of place and out of scale. He'd like to see
it moved to the side of the building rather than on the gable. Mr. Willett noted that
customers may not be able to see the sign, if it is lowered, due to the street being higher
than the parking lot. Mr. Chisholm concurred, however, there is no obvious reason for it to

not be centered on the gable.
Ms. Walker noted that the colors are Quizno's signature. Mr. Chisholm noted the colors are
appropriate. Mr. DeHaas asked how far the sign is from Main Street. Planning Director
Epple noted it was about 80'. Mr. DeHaas stated that he had no problem with the colors or
the sign. Ms. Walker concurred. She noted the colored awnings will add some flavor to the
building and the City. She also noted that the signs are very angular, similar to the roof
line.
Mr. Gleye moved, Mr. DeHaas seconded, that the project be approved as submitted. Motion
carried by unanimous voice vote.
