A. CONSENT ITEMS
1. Hampton Inn MaSP #Z-95133 - (Arkell)
75 Baxter Lane
- A Major Site Plan Application to allow the construction of a 69 unit
motel.
Asssitant Planning Director Debbie Arkell distributed a letter received in opposition to this
project from Berg, Lilly, Andriolo and Tollefsen, attorneys representing Best Western
Grantree Inn. The Board took a few minutes to read the letter. Planner Arkell suggested
that Project #Z-95133 be taken from the consent agenda to allowed the letter to be entered
into the public record. The Board concurred. Planner Arkell reviewed the project. She
stated that the issues in the letter deal with site improvements. Planner Arkell reviewed the
conditions imposed by DRC. She continued that MDOT has required improvement to the
intersection of N. 7th and Baxter Lane that will prohibit left turns at the intersection.. She
concluded her review stating that the DRC conditions require the intersection problems be
remedied before the new motel can open.
Mr. Chisholm inquired of Planner Arkell if DRB can continue with this project based on
DRC's conditions. Planner Arkell replied affirmatively.
Mr. Cruwys had a concern about landscaping. He would like to see more of a buffer in
front of the building. He noted a problem with the grading in front of the building and
suggested either the building be raised a foot or the parking lot lowered a foot to allow
proper water drainage.
Mr. Gleye noted the building is in style with other kinds of developments in the area.
Mr. Chisholm stated he has a problem with the wood or vinyl siding as noted on the site
plans and asked which would be used. Mr. Tange stated he doesn't care for vinyl siding and
would prefer to use wood. Mr. Chisholm concurred. Discussion ensued on a better siding

choice.
Mr. Cruwys noted if the area is to be mowed, the 3:1 slope will be difficult. Usually a
slope of 4:1 or less is required for riding lawn mowers.
Ms. Walker moved, Mr. Willett seconded, approval with Staff's conditions. The motion
carried unanimously by voice vote.
