Historic Preservation Officer and Historic Preservation Planner
Strahn reviewed the project. He stated the project would consist
ofthe construction of a new 20 ' X 2818" detached garage with an
attached 818" X 14 ' 8" greenhouse. He stated that the proposed
project is generally appropriate and acceptable within the rather
eclectic context of this Conservation Overlay District
neighborhood. He noted that the site residence was recently
moved to the location and has been substantially altered over the
years . Historic Preservation Planner Strahn stated that the
garage is generally compatible with other historic buildings in
the neighborhood. He noted that while stuccoed exteriors and
metal roofs were not a common historic feature of this
residential neighborhood, examples of both are now found within
the vicinity.
Historic Preservation Planner Strahn stated that staff condition
#1 is typical . He stated that condition #2 addresses using the
metal roofing material which was option "B" in the applicant ' s
plans . He said this roofing materialA will better connect the
out building with the existing structure and) in talking with the
applicant, the metal roof is their preferred option.
Historic Preservation Planner Strahn stated that staff recommends
approval of the project by the DRB.
Paul Gleye stated that the garage height is 241 . He asked how
tall the house is . Thor Arnold sta-ed the house is 25 ' 811 .
Historic Preservation Planner Strahn stated that the applicant
had sent a letter in regard to his original plan which was for an
outbuilding at 2516" . Paul Gleye stated that he thinks the
original plan would look much bette-- and be more appropriate and
in harmony with the house.
Cliff Chisholm stated that the original application was still
lower than the main house. Thor Arnold stated that in reading
the R3a zone code there is a 24 , height limitation of buildings
in that district and that was the only reason the applicant made
a change. He said he would have preferred the 8 : 12 roof pitch as
in the original . Cliff Chisholm stated that he knew the zoning
code has been redone and was not sure what the requirements are.
Planner Dave Skelton read from the zone code which indicated that
a pitch of 8 : 12 could have the height of 321 .
Mara-Gai Katz stated that the materials on the south elevation
look like the original house. Thor Arnold stated that the
original house simply has masonite siding. He then described the
proposed project of straw bail construction with stucco layers on
the lower part. He noted that the upper part isQpother material
in order to break up the look of the building soA noto be
perceived as a big building. Cliff Chisholm questioif the
applicant has talked to the Building Department about this type
of construction. Thor Arnold stated he has and that Kurt
Albrecht, Building Inspector is reviewing the plans .
Paul Gleye moved, seconded by Ed McCrone, to approve the project
with the condition that it not exceed the height of the home.
The motion carried by unanimous voice vote of the members
present.
