A. FINAL WEEK REVIEW
1. Blackwood II Z-9523
Planner Morris reviewed the project and written conditions
from the Planning Office.
Craig McVicker indicated that his team would not have a
problem meeting the conditions .
Planner Morris reviewed written comments from the Water/Sewer
Department.
Phill Forbes remarked that condition #9 must comply
adequately.
Chuck Winn reviewed written comments from the Fire Department
and noted a correction in his condition #2, that the condition
should read "west side of property line" in lieu of "east side of
property line" .
Kurt Albrecht voiced concern regarding domestic water service
and reviewed the Plumbing requirements as stated in Section Code
201 of the 1991 Uniform Building Code. He noted that the
applicant' s plans do not show enough data to show that the subject
code requirements will be met .
Kurt Albrecht noted that the submitted plans indicate windows
in the upper floor and that the elevation is only 4' feet away from
the property line. He added that code requirements do not allow
for window placement within 5 feet of the property line.
John Paysek reviewed written conditions from the Engineering
Department . He commented that the applicant would need to obtain
an easement for the common ingress and egress .
Dave Skelton moved, seconded by Chuck Winn, to conditionally
approve the project with conditions set forth by DRC, including
that the domestic water service system comply with plumbing codes,
that the structure meet all building code requirements, and that
the appropriate easements are obtained. The motion carried with a
unanimous voice vote of the members present.
B. SECOND WEEK REVIEW
1. Bozeman Care Center Z-9549
Planner Morris reviewed the plans with recommendations by
staff of conditions including the elimination of paving on the
south side and the inclusion of curb cuts on the paving blocks on
the north side of the addition.
Planner Morris expressed concerns over the parking for the
facility. He noted that the addition would encroach 4 feet into
the existing parking area. He stated that the applicant is already
short of parking spaces with the existing building.
Dave Skelton noted that Karen Finke of engineering had voiced
concern about the underground storm drainage system as it may not
be tied into the underground soil . He stated that the plans
presented are not clear on this point .
C. INITIAL WEEK REVIEW
1. Hauser Building MISP Z-9563
Planner Arkell stated that the application for the minor site
plan was inadequate and that she will receive updated site plans
today. She stated that the applicants current plans did not have
the dimensions and the water and sewer services lines were not
showing. She noted that the building foot print does not match the
elevation. She said the building will be constructed next to the
Culligan Water business on Shawnee Way.
