MiSP/COA #Z-95153 - (Strahn) 316 East Babcock - A Minor Site Plan with a Certificate of Appropriateness to allow revitalization of the existing buildings to include a restaurant and offices, awnings, facade changes, and related site improvements. Intern Planner Chris Williams presented the project. He stated Staff s concerns of (1) storm water retention areas and (2) access to the storage area by renters. Mr. Williams responded to Mr. Winn that the number of square feet was 5,000 (3550 sq. ft.-office and 1450 sq. ft.-restaurant). Mr. Paysek inquired about paving of the area, Planner Arkell described it. Roger stated a concern about icing on the creek, as there have been problems in the past. He wanted to check on it. Mr. Forbes inquired about any exterior changes to be made. ,Mr. Williams stated that the only exterior changes would be windows in the garage bay doors and awnings on the north and west sides. Planner Arkell stated that the restaurant hadn't been open for two years in answer to Mr. Paysek's question. Mr. Winn had a concern about the fire wall between the buildings. Mr. Paysek inquired if the alley was paved or not. Planner Arkell stated that there is no alley, the building connects to the 1 adjoining building. Mr. Woodward stated that the plan has to show where the sewer lines will be laid for the bathrooms. Water drains off adjacent building onto subject property's storage shed. This needs to be remedied. He continued that the storage has a water hook- up, but it is shut off, and there is also a sewer stub. Mr. Williams stated that he will check on the paving of the parking lot. 2
