A. INITIAL WEEK REVIEW 1. and 3. McGough Annexation #A-9504 - (Arkell) McGough ZMA #Z-95139 - (Williams) 2715 W. Babcock - An Application for Annexation of 7.967 acres at 2715 W. Babcock and A Zone Map Amendment Application to amend the zoning designation on a 7.967 acre tract of land from County Zoning District No. 1 to "R-MH" (Single Family Mobile Home) District. Assistant Planning Director, Debbie Arkell, presented the project. The area for proposed annexation has one existing home and twelve mobile homes. It is served by septic systems and well with approximately every three mobiles served by one septic system. Mr. McGough wants the project annexed to get city water and sewer services. There are water and sewer services adjacent to the property along Babcock. Rights-of-way and waivers were discussed. Chairperson Skelton asked if there are any future plans of roadways in this area. Discussion followed. Phill questioned the number of units that could occur there. Planner Arkell stated that approximately 39 additional mobile home units could be added per RMH zoning. Phill stated that because of the number of units, Mr. McGough is nearing the requirements for cul de sacs. Fire Department Representative Scholes stated that the fire department can adequately 1 serve the area if water is available. It is in the Rae Fire District and a similar arrangement could be worked out with them as was done with another rural fire department in a similar situation. There followed further discussion on fire protection. The topic of conditions was discussed. Craig stated that one condition should state that with any future development of the site, the existing structures would be required to connect to city water and sewer. 2
