Amended Plat of Lot 48 Bridger Creek MiSub/#P-9545-(Skelton) 2401-2403 Par Court - A Minor Subdivision Preliminary Plat for Lot 48 for construction of two townhouses. Planner Dave Skelton, Chairperson, called the meeting to order. Staff report next week will be the preliminary Plat review approval. Mr. Paysek,Mr. Mabee, Mr. Woodward, and Mr. Sicz had no comments on the project. Mr. Johnson began discussion on the meter pit. Mr. Woodward stated that it is appropriate. Mr. Easton asked why they needed a meter pit. Mr.Woodward stated that State Law says no water mains are to be under 6" in diameter. The only way to use the 2" main is to have a meter pit and split it. Further discussion was held on water mains and services. Mr. Woodward stated that the only way for that lot to be developed as two townhouse lots is to have a meter pit. When the original subdivision was presented, it should have been done as townhouse lots with two stubs rather than one stub for a single hook-up. Mr. Paysek will call the State today to find the definition There was further discussion of the history of the lot's development. Mr. Forbes asked what was the problem with a meter pit. Mr. Easton stated that the cost and the ease of reading in the winter were problems. There was discussion on the location of the meter pit. Mr. Easton asked if the City installs the meter pit. Mr. Woodward stated that it does the installation for the city's portion. Mr. Johnson asked what the cost of the City's portion would be. Mr.Woodward stated it was $1200. He continued that the plumber would install the shutoffs, etc. There followed a discussion of the 1 installation of the other utilities. Planner Patterson stated that he would compile the staff report for next week. Mr. Johnson asked if that was final approval. Planner Skelton stated that if all Staff conditions have been met,he would then submit it to the Public Utilities Commission for approval. Mr. Johnson asked if the Building Department will have to further approve the plan. Planner Skelton stated that it is possible. Mr. Johnson inquired as to when he could begin building. Planner Skelton stated that Mr. Johnson could figure up to a month before he receives final approval. Mr. Winn moved the meeting be adjourned. Planner Skelton adjourned the meeting. 2
