Mendenhall Mixed Use Commission Memorandum REPORT TO: Honorable Mayor and City Commission FROM: Brian Krueger, Development Review Manager Wendy Thomas, Director of Community Development SUBJECT: Continue the public hearing on application Z14275, the Mendenhall Mixed Use Site Plan, Certificate of Appropriateness with Variance application from November 10, 2014 to December 8, 2014. MEETING DATE: November 10, 2014 AGENDA ITEM TYPE: Action RECOMMENDATION: Staff recommends that the Commission continue the public hearing to December 8, 2014. RECOMMENDED MOTION: I hereby continue the public hearing on application Z14275, the Mendenhall Mixed Use Site Plan, Certificate of Appropriateness with Variance application, from November 10, 2014 to December 8, 2014. BACKGROUND: The City is reviewing the Mendenhall Mixed Use Site Plan, Certificate of Appropriateness with Variance application. The application is to allow the demolition of an existing one-story bank building and the construction of a five story mixed use building with three floors of commercial space and 29 residential units on the top two floors with related common spaces, underground parking structure and related site improvements. The project site is at 5 West Mendenhall Street located at the northwest corner of North Tracy Avenue and West Mendenhall Street. A zoning variance is requested to Section 38.25.020.A Bozeman Municipal Code (BMC), Stall, aisle and driveway design that requires all parking spaces shall be of standard width and length. Standard parking stalls are required to be 9 feet in width and 20 feet in length. A 26 foot wide access aisle is required for 90-degree parking with two way circulation. The applicant proposes 8 feet 6 inch wide and 18 foot long parking stalls and a 24 foot wide two way access aisle within the underground parking structure. The Design Review Board considered this application at their September 24, 2014 meeting. The Design Review Board did not make a recommendation on the project at that meeting, but provided feedback and comments on the application. The applicant is making changes to the design in response to that meeting. A second review of the project at the Design Review Board is scheduled for November 12th. UNRESOLVED ISSUES: None. ALTERNATIVES: The City Commission has the following alternative actions available: 61 1. Set an alternate date for the public hearing. FISCAL EFFECTS: None identified at this time.
