HomeMy WebLinkAboutThe Villas Public Comment from Brad Ehrnman 9-2-14Date: 8/29 To: “City Boards and Committee”s Allyson Brekke Parks and Recreation Advisory Board Developmental Review Committee Montana Fish, Wildlife, and Parks Mitch Overton Erin Schattauer Re: Proposed subdivision along the East Gallatin Recreation Area Approval of the proposed high-density subdivision along the access road leading to the East Gallatin Recreation is not in the best interest of the City of Bozeman. This type of development stands to permanently change the landscape and user experience offered by one of Bozeman’s most important city parks. The footprint of 38 townhomes would add a sizeable amount of pressure one the access road, trails, and park infrastructure in addition to Manly and Griffin roadways. Channeling what may well be hundreds of additional vehicles per day onto the access road will significantly impact environmental and aesthetic quality of the area in addition to safety concerns for anyone using the park. The proposal of a high-density development inside the designated federal flood plain zone also brings up multiple concerns with regard to smart planning for Bozeman’s the future. How these homes be financed and insured? Who will be responsible in the case of a flood? What would the environmental impacts to the park be in such and event. I simply cannot understand how it would ever be in the best interest of the City to annex a flood zone property for high density development. In brief, the Villa’s project on Manly road is a bad idea for the City of Bozeman. This project exists in the best interest of the projects developers, not the residents of Bozeman. I would urge you to reject this proposal and instead consider using this opportunity to expand the park boundaries and secure the future of the east Gallatin Recreational area for the future.
