A playground/tot lot/latte park shall be incorporated into the master site plan. 31. Parkland dedication shall be satisfied with an offsite dedication within the vicinity of the project. The required parkland will have to be provided for each phase.  The first phase (building 1) includes 30 dwellings.  They will have to provide approximately 1 acre of dedicated parkland on the ground in the vicinity of the Cowdrey project.  The parkland will have to meet frontage standards and be improved to our minimum standard.  A dedicated park tot lot will have to be provided on site somewhere and shall be shown on the final master site plan, but will probably not be constructed with phase 1.  It will have to be completed with the phase where the lot is sited.  The 12 dwelling unit per/acre density cap won't apply until much later in the project, so initially they will have to provide parkland for every dwelling until they reach that cap density per code. It is up to the applicant to propose a solution on how to satisfy the offsite dedication requirement.  If they take a piecemeal approach I believe it will be very difficult if not impossible to meet our standards (frontage specifically) with multiple small park areas.  Their best approach would be to purchase a lot in the adjacent PT lands Subdivision (behind Kenyon Noble) and convert to parkland or to work with the property owner who owns the property due east of Bridger Peaks Town Center to acquire a large area adjacent to the Walton Stream for parkland there. I will let you know what they propose if and when it ever comes back for final approval and construction.  I will bring whatever proposal they come up with back to the RPAB for comment prior to our final approval.
