A Site Plan/Certificate of Appropriateness Application to allow the construction of
4,897 Sq Ft commercial multi-tenant building with associated parking and related site improvements.

Planner Krueger presented the staff report.

Chair Protem Rea – Street wall and street frontage on Garfield. Is the path on the aerial photo accurate to what is completed?

Mr. Michael Wilson gave a history himself and of the project, a background of the building and a vision statement.

Ullman, Morrison-Maierle, stated these are the kind of unique buildings and business that Mr. Mitchell wants in the Bozeman Gateway.

Racow – no questions
Chair Protem Rea – how do the new renderings relate to the materials samples? Is the bike rack a reality? Are there any showers, skylights or solar hot water heating?
Any consideration to LEED Certification? Would a massage professional be able to work in this building?
All questions answered by Mr. Justin Tribitt, 3rd Street Development.

Ms. Racow likes open space on east side of building and plantings. West side of
building has a harsh edge. Add planter boxes or
trees - in boxes or in tree wells.
Mr. Howe likes the building and supports the project.
Chair Protem Rea stated concerns about west side façade, the six dark interior spaces, lack
of showers and exterior lighting. He likes the exterior color palette, glad there is no rusted metal – overused.

Motion by Lessa Racow – “I make a motion
to approve as recommended by staff, with an additional new condition applying additional landscape, to be approved by staff, on the west side of the building.” Seconded by Mr. Howe.
Discussion followed.
Planner Krueger asked for direction regarding trees.

Chair Pro-tem Rea called for approval of Z14081with a condition for additional
trees on the west side.
Motion passed unanimously.
