HomeMy WebLinkAboutLegends at Bridger Creek II from Kristin Carden and Tony Polecastro, 7-7-14 (2) 2457 Creekwood Dr. Bozeman,MT 59715 J U L 07 2014 2 July 2014 City of Bozeman Department of Community Development P.O.Box 1230 Bozeman,MT 59771-1230 RE: Legends at Bridger Creek II Subdivision—Phase III,Major Subdivision application P14022 Dear Members of the Bozeman City Commission: As homeowners whose property is adjacent to the proposed Legends Phase III subdivision,we would like to incorporate by reference the concerns raised by Pam and Mark Meyer,2485 Creekwood Drive,and put on record the following additional concerns which we raised in person at the June 17,2014,Bozeman Planning Board meeting: Designated Open Space As noted by Pam and Mark Meyer,the Legends subdivision has a stated commitment to providing its residents with open space. Residents of Legends Phase I have ready access to a playground and open space. However,this commitment to open space has dwindled with each subsequent development phase. Legends Phase II has only a small green space,and Legends Phase III contains no open space. Given that many residents of Legends Phase III will live closer to the Creekwood subdivision than the playground/open space area of Legends Phase I,there will likely be substantial use of the Creekwood open areas by Legends residents. The developers of Legends appear to be taking unfair advantage of the open space at Creekwood—and the Creekwood homeowners whose HOA dues maintain those opens spaces—so as to maximize their profit from dense housing in Legends Phase III. The area in which Legends Phase III is to be built is now a large field. As such,ample opportunities for incorporating open space into the design of Legends Phase III exist. We and other residents of Creekwood urge the developers of Legends to add more open space within Phase 111. We also urge the developers of Legends Phase III to leave a buffer of open space between Legends Phase III and Creekwood so the two subdivisions retain their independent character. Traffic and Safety Concerns Pam and Mark Meyer clearly laid out the concerns many Creekwood residents have regarding traffic on Bridger Drive. In addition,we have concerns regarding traffic on the alley that runs parallel to Boylan Road from which we access our driveway. It appears that this alley will be extended into Legends Phase III. As currently constructed, this alley—which is 16 feet wide,not 30 feet wide as was represented at the June 17th hearing—is not wide enough for two-way traffic,and we would like to know how the developers of Legends intend to use this alley for their residents,and how they intend to ensure that traffic,safety,and property damage concerns and issues will be addressed.
