Over the past decade the City of Bozeman and Gallatin County have diligently studied current and future needs for the Municipal Courts and Police services. These studies have shown that both the Municipal Courts and Police services have truly outgrown their current locations and would function in a more efficient, safe, and judicially proper manner in a new facility specifically designed for their needs. As a result the City of Bozeman, in partnership with Gallatin County, embarked on an in-depth review of their Law and Dispatch/Fire Station#3 Gallatin County 1 Justice Operations and long range needs. To accomplish the next phase of project development the City of Bozeman has requested formal qualification statements from design professionals. The 54,000 sf facility achieved LEED Gold certification, being the first LEED Gold privately funded project in the State of Montana. Over the past -�' eight years we have become strong proponents of BIM for design and the benefits it offers both our integrated design team and our clients. We use seasoned and experienced construction project managers to provide independent estimates as the project design progresses. Our firm structure is unique in that we are also constructing many of our recent design projects. As a result, we are very well tuned into current costs and base our cost projections on ' "real-time'material and labor costs. We do not solely rely on "RS Means"data for our estimates! We will work closely with our entire consultant team and the selected CMAR and GCCM to establish well-detailed, thorough, and complete cost estimates as part of the schematic level of design. This will allow your building committee to make informed decisions as the design progresses. In addition, we will work with the contractor to continually update the project estimate to match the current state of the design. We find this level of clear communication critical to ensuring a successful project. Estimated versus actual cost information on several specific projects is provided below for both ThinkOne and Anderson Mason Dale. As you can see,we have an excellent track record in estimating project costs and cost control. In addition, change orders are minimized because our design documents are very complete and well detailed. A Variable air volume HVAC system supplies heating and cooling to the rest of the building. A complete snow melting system was designed for the building. Special plumbing systems include the installation of sand-oil separators serving the Apparatus and Vehicle Bays. The entire electrical service is backed up with a standby generator system. Combining telephone and data system infrastructure helps all city departments keep costs down. Special care was given in the design of the lighting system in the Dormitories to eliminate the eyestrain associated with conventional lighting techniques. In conjunction with our sub- consultants, S.K. Geotechnical and Alloy Inc. Certified Weld Inspection, all required civil and structural testing and inspection was provided in cooperation with the GC/CM, Martel Construction, and the Owner's Representative, Carter-Goble-Lee.
