Preliminary Plat Requirements 10. The Boulder Creek Subdivision, located in Gallatin County, Montana, is within the City of Bozeman, Montana, a first-class municipality, and within the planning area of the Bozeman growth policy which was adopted pursuant to Section 76-1-601 et seq., M.C.A., and can be provided with adequate storm water drainage and adequate municipal facilities. Therefore,under the provisions of Section 76-4-125(2)(d)M.C.A.,this subdivision is excluded from the requirement for Montana Department of Environmental Quality review.A Certificate of Exclusion from Montana Department of Environmental Quality Review has been included on the face of the plat. We are not requesting an exemption from the infrastructure plan and specification review per Section 38.41.040.11 of the Bozeman Municipal Code. E. A stormwater management permit application will be submitted prior to the start of construction. l : INTRODUCTION The proposed Boulder Creek Subdivision is a 63-lot major subdivision located on a 35.34 acre parcel currently known as Lot 3A of Minor Subdivision No. 201 A. The subdivision is located between Laurel Parkway and Rosa Way, immediately south of Oak Street and north of the proposed connection of Annie Street. 59 lots proposed with this subdivision will be developed as single family residential homes and 4 lots will be developed as a multiple family residences. The proposed lots will have an average size of 6,704 square feet. The development is intended to be of a similar character to the existing homes and lots in the adjoining Laurel Glen and Traditions Subdivisions. Parkland and Open Space is provided around the development to buffer the development from the existing Baxter Creek watercourse. Approximately 37% of the gross acreage of the proposed development will be dedicated as Parkland or Open Space.
