HomeMy WebLinkAbout12-3-07_Award of Construction Manager at Risk Contrac25432_10 Commission Memorandum REPORT TO: Honorable Mayor and City Commission FROM: James Goehrung, Director of Facility Services Chris Kukulski, City Manager SUBJECT: Award of Construction Manager at Risk Contract to Dick Anderson Construction for the remodel of the old Library into a new City Hall MEETING DATE: December 3, 2007 BACKGROUND: The interview committee selected Dick Anderson Construction to serve as the Construction Manager at Risk for the new City Hall renovation. Staff has negotiated a two stage agreement with Dick Anderson Construction for both pre-bid design services, bidding assistance, and Construction services. The pre-construction services is a flat fee for estimating, value engineering, life cycle costing of construction materials, LEEDS decision making, project cost estimating, and preparation of bid documents. The cost for these services is $8,500.00. The Construction Management services is a percentage figure that is the add-on to all bids that are submitted for the project that covers the overhead and administrative costs of the project. The negotiated percentage for this project is 5.5%. 67 The approval of the contract is for two documents, the AIA 121 between the City of Bozeman and the Construction Manager, and the AIA 201which covers the General Conditions for Construction. Both documents have an addendum which better defines the responsibilities of the contractor and provides some additional protection to the City above the standard AIA agreement. The current schedule for the project is a bid letting January 2 with bid openings on January 23 and January 25. RECOMMENDATION: Staff recommends the award of the 121 and 201 contracts to Dick Anderson Construction for the remodel of the old Library into a new City Hall, in the contract amounts of $8,500.00 for pre-construction services and an add-on percentage of 5.5% to the division bids received for the project. FISCAL EFFECTS: The Commission has approved the remodel of the building and the money has been budgeted for this fiscal year. The final details of the added LEED costs will be defined prior to the bid letting in early January ALTERNATIVES: As suggested by the City Commission.
