Epple, AICP, Planning Director Chris Kukulski, City Manager SUBJECT: Diamond Estates Subdivision No. 2, Phase II and III Development and Park Master Plan Planning Application No #P-05071 MEETING DATE: Monday, November 5, 2007 RECOMMENDATION: That the City Commission approves the Park Master Plan of Diamond Estates Subdivision No. 2, Phase II and III, as recommended by the Recreation and Parks Advisory Board and Superintendent of Parks and Recreation. BACKGROUND: Douglas L. Smith has requested approval of the Diamond Estates No. 2 Subdivision, Phase II and III, Park Master Plan on property located south of West Oak Street, north of Durston Road, and east of Flanders Mill Road. Said master plan includes 10.672 acres of dedicated parkland and 20.605 acres of open space. The Recreation and Parks Advisory Board reviewed the Park Master Plan on October 17, 2006 and at the recommendation of the subdivision review committee and Ron Dingman, Superintendent of Parks and Recreation, recommended approval as submitted to the advisory board. FISCAL EFFECTS: Fiscal impacts are undetermined at this time, but will include increased property tax revenues from new development, along with increased costs to deliver municipal services to the property.
