HomeMy WebLinkAboutAuthorize the City Manager to sign the Architectur_3 Commission Memorandum REPORT TO: Honorable Mayor and City Commission FROM: James Goehrung, Director of Facility Services Chris Kukulski, City Manager SUBJECT: Architectural Contract for Fire Station #3 MEETING DATE: July 2, 2007 RECOMMENDATION: Authorize the City Manager to sign the Architectural Services Contract with Think One Design for the construction of Fire Station #3. BACKGROUND: The Commission has approved the construction of Fire Station #3 to cover the expanded fire service area dictated by the growth Bozeman continues to experience. Staff is currently working with representatives from the County on securing a portion of the 100 acre park located off Davis Lane for a location for the station. The City issued a Request for Proposals for Architectural services earlier this year and interviewed three firms for the design work on the new facility. Now that we have a secured site we are now ready to formalize the agreement to begin the initial design work on the new Fire Station. A contract has been negotiated with the architectural firm of Think One. The contract includes the standard AIA B 141-1997 Architectural contract and a 24 page addendum. The addendum modifies the standard language in the contract to better address the interest and needs of the City. Included as addendums on the contract is a proposal for base services and additional fees; and an hourly rate schedule. 10 The contract was negotiated to cover the basic architectural design fees for Station #3 in the amount of $294,185.86. The agreement with Think One includes another fee schedule listed as Additional Services that outlines the sub-designers on the project: civil engineering, landscape design, surveying, and a building commissioning agent. These costs are listed in the amount of $62,184.00. There is a third Optional Services Schedule included in the agreement. Should there be enough progress on Fire Station #3, there may be some cost savings and project efficiencies that would logically lead to some concurrent design work on Station #4. Also listed under Optional Services are the estimated costs for LEED Certification. This work is truly optional at this point, we wanted to secure a price at this time and how much of the work we elect to do will be at our initiative. The total not to exceed fee for basic design and the additional services totals $356,369.86. FISCAL EFFECTS: The Architectural services will be paid using money from Fire Impact fees. Portions of the Additional Services agreement and the Optional Services are listed in the agreement so that we have a know cost at this time but staff may or may not exercise the option of authorizing the work.
