SUBJECT: Commission Resolution 4001
MEETING DATE: Monday, February 28, 2007
RECOMMENDATION: The City Commission approve Commission Resolution 4001 and set
date for consideration of growth policy amendment P-06070.
BACKGROUND: The Planning Board has considered this amendment and recommends its
approval. The Commission must adopt a resolution of intention to amend the growth policy prior to
conducting its public hearing on March 19, 2007..

A RESOLUTION OF THE CITY COMMISSION OF THE CITY OF BOZEMAN,
MONTANA, STATING THE CITY'S INTENT TO REVISE THE BOZEMAN 2020
COMMUNITY PLAN BY AMENDING THE LAND USE DESIGNATION, AS
SHOWN ON THE FUTURE LAND USE MAP, FROM “BUSINESS PARK”,
“SUBURBAN RESIDENTIAL”, “INDUSTRIAL” AND “RESIDENTIAL” TO
DESIGNATIONS OF "NEIGHBORHOOD COMMERCIAL" DESIGNATION ON
6.814 ACRES, A "COMMUNITY COMMERCIAL" DESIGNATION ON 3.471
ACRES, A "RESIDENTIAL" DESIGNATION ON 87.915 ACRES, AN
"INDUSTRIAL" DESIGNATION ON 5.177 ACRES, AND A "PARKS, OPEN
SPACE, & RECREATION" DESIGNATION ON 3.206 ACRES ON PROPERTY

OF RECORD AT THE GALLATIN COUNTY CLERK AND RECORDER’S
OFFICE; ALL LOCATED IN NW¼ OF SECTION 5, AND NE¼ OF SECTION 6,
TOWNSHIP 2 SOUTH, RANGE 5 EAST, AND THE SE ¼ OF SECTION 31 AND
THE SW ¼ OF SECTION 32, TOWNSHIP 1 SOUTH, RANGE 6 EAST P.M.M.,
GALLATIN COUNTY, MONTANA
WHEREAS, Planning staff has processed an application for a Growth Policy Amendment to amend
the Bozeman 2020 Community Plan for 90.7± acres surrounding the intersection of Story Mill Road and Griffin
Drive; and
WHEREAS, the application for a Growth Policy Amendment would amend the land use
designation, as shown on the Future Land Use Map, from “Business Park”, “Suburban Residential”,
“Industrial” and “Residential” to "Community Commercial", “Neighborhood Commercial”, "Residential",
"Industrial", "Parks, Open Space, & Recreation"; and
WHEREAS, the Planning staff assessed the application in light of the criteria set forth for review of
Growth Policy Amendments contained in the Bozeman 2020 Community Plan; and
WHEREAS, the City of Bozeman Planning Board conducted a public hearing on an application for said
amendment at its regular meeting held on February 21, 2007, taking into careful consideration the criteria set
forth for review of Growth Policy Amendment applications; and
WHEREAS, a the City of Bozeman Planning Board unanimously found that the application complies

with the approval criteria established in Section 2.4.1 of the Bozeman 2020 Community Plan, and that the proposed
amendment would constitute an overall improvement to the Plan; and
WHEREAS, subsequent to its public hearing, with of vote of 7 in favor and 0 against, recommends to
the Bozeman City Commission that the application to change the land use designations be approved; and
WHEREAS, the City Commission is scheduled to conduct its public hearing on said amendment at its
regular meeting to be held on March 19, 2007, to consider the applicant's request to amend the Bozeman 2020
Community Plan.
NOW, THEREFORE, BE IT RESOLVED by the City Commission of the City of Bozeman,
Montana, that it intends to revise the Bozeman 2020 Community Plan by amending the land use designation, as
shown on the Future Land Use Map, from “Future Urban” to from “Business Park”, “Suburban Residential”,
“Industrial” and “Residential” to "Community Commercial", “Neighborhood Commercial”, "Residential",
"Industrial", "Parks, Open Space, & Recreation, on property located at the intersection of Story Mill Rd and
Griffin Drive, and legally described as lying in the NW¼ of Section 5, and NE¼ of Section 6, Township 2
South, Range 5 East, and the SE ¼ of Section 31 and the SW ¼ of Section 32, Township 1 South, Range 6
East P.M.M., Gallatin County, Montana.
PASSED AND ADOPTED by the City Commission of the City of Bozeman, Montana, at a regular
session thereof held on the of 2007.
