A RESOLUTION OF THE CITY OF BOZEMAN PROVIDING FOR AN AMENDMENT
TO THE 1972
BOZEMAN AREA MASTER PLAN.
WHEREAS, the Bozeman Area Master Plan was adopted by
the Bozeman City Commission in
I 1972 as a desirable, logical, and timely plan for the future development of the
City of
Bozeman and its planning environs.
WHEREAS, the Bozeman Area Master Plan has been developed in aacordance with
the
desires and needs of the residents of Bozeman and its related planning areas as expressed
through citizen study groups and advisory committees, special surveys, and public hearings.
WHEREAS, the Bozeman City-County Planning Board acting
as an advisory body to the City
Commission in matters related to planning and land use, has prepared and recommended for
adoption, the Bozeman Area Master Plan.
WHEREAS, the Bozeman Area Master Plan is recognized
as the official development policy
guide to ensure rational and orderly development of the City of Bozeman and its planning
environs.
WHEREAS future growth and development in Bozeman and its related planning environs may
necessitate amendments tothe Maste~Plan and those amendments should be provided for only
after the City-County Planning Board has conducted a thorough review and analysis of the
proposed amendment.
WHEREAS, the City-County Planning Board has held a public
hearing to hear and receive
public comment on this proposed amendment to the Master Plan prior to making recommendations
to the City Commission for official adoption.
WHEREAS, the City Commission shall consider at a scheduled public hearing, recommend-
ations from the City-County Planning Board pertaining to proposed amendment to the Bozeman
Area Master Plan, but shall not be bound, in any way, to such recommendations.
I WHEREAS, the City Commission may adopt, through official
resolution, the proposed amend-
ment to the Bozeman Area Master Plan if it deems necessary after receiving the recommendations
from the Bozeman City-County Planning Board.
NOW, THEREFORE, BE IT ORDAINED BY
THE CITY COMMISSION OF THE CITY OF BOZEMAN:
The 1972 Bozeman Area Master Plan is
hereby amended to reflect the following:
l. Deletion of the "Agricultural" Land Use designation within
the ~ of Section
10, T2S, R5E, M.P.M.
2. Modification of the "Medium Density Residential" Land
Use designation in the
SE~ of the ~ of Section 10 as described above and to substitute
in lieu
thereof designations of High Density Residential and Research
Technology.

3. Establishment of a "Low Density Residential" designation,
totalling ap-
proximately one-hundred and forty-two
(142) acres, in the NE~ of Section
10 bounded by Durston Road, Ferguson Lane, Babcock Road, and
Fowler Road,
extended. (See
Exhibit "A")
4. Establishment of a "Medium Density Residential" designation,
totalling
approximately sixty-five (65) acres,
in the SE~ of Section 10 generally
lying south of and adjacent to Babcock Road and east of and adjacent
to
Ferguson Lane.
(See Exhibit "A")
5. Establishment of a "High Density Residential" designation
totalling
approximately fifty
(50) acres, generally in the SE~ of Section 10
lying east of and adjacent to Ferguson Lane.
(See Exhibit "A")
6. Establishment of a "Research Technology" designation totalling
I approximately thirty (30) acres north of and adjacent to U.S.
Highway #191 east of and adjacent to Ferguson Lane, and west of and
adjacent to the Montana State Department of Fish and Game property .

(2) Neighborhood Commercial designations, each

totalling approximately five
(5) acres in size as follows:
A. A neighborhood
commercial designation at the southeast corner of
Durston
Road and Ferguson Lane. (See Exhibit "A")
B. A neighborhood
commercial designation at the southeast corner of
Babcock Road and Ferguson
Lane. (See Exhibit "A")
8. Establishment of two
(2) "Public" designations to reflect future park-
land areas as follows:

A. An approximate thirteen (13) acre "Public" area in the

B. An approximate ten
(10) acre "Public" area in the SE~ of Section

9. Establishment of a;"Collector Street" status and a designation for the
extension of Fowler Road extending north from a point approximately six
hundred (600)
feet north of U.S. Highway #191 and extending to Durston
I
Road along the eastern boundary line
of Section 10.
10. Recommendation that all future Technology Research and Neighborhood
Commercial Zoning districts contain an attached "T"
(Transitional)
district classification.
The "T" classification is intended to insure
that all development will foster a high quality of site and building
design, maximum neighborhood compatibility, and an aesthetically pleasing
entryway into the City of Bozeman.
Section 1
This resolution shall become effective thirty days after its passage and adoption by
the City Commission of the City of Bozeman.
PASSED AND ADOPTED BY THE CITY COMMISSION OF THE CITY OF BOZEMAN, MONTANA,
