ITEM 1. CALL TO ORDER    ITEM 2. PUBLIC COMMENT  Limited to any public matter, within the jurisdiction of the Development Review Committee, not on this agenda. Three minute time limit per speaker. Individual items will have a public comment period at the end of Committee discussion, if necessary..    ITEM 3. FINAL WEEK REVIEW  1. Bozeman Gateway Building G Preliminary SP/COA P14088 (Riley/Johnson)   870 Harmon Stream Boulevard  A Preliminary Site Plan with a Certificate of Appropriateness Application to allow the construction of a retail building, associated parking, and related site improvements     2. Westerman Garage Certificate Of Appropriateness/Variance Z14094 (Kramer/Johnson)   420 South Willson Avenue  A Certificate of Appropriateness and Variance Application to allow the construction of a new accessory garage and associated site improvements. The project requires a variance from three sections of the Municipal Code: 1) from Sec. 38.21.050 G BMC- Detached Structures, to allow the accessory structure to encroach into the 20 foot rear yard setback; 2) from Sec. 38.08.050.A.1.c Yards, to allow the accessory structure to encroach into the 15 foot yard setback required adjacent to local streets, as West Story Street is designated; 3) from Sec. 38.08.050.A.4 to allow a vehicle entrance into a garage to be located less than 20 feet from a property line. Flanders Mill Phases 1-7 Major Subdivision Preliminary Plat 14024 (Saunders/Johnson)   Bordered by Baxter Lane(N), Ferguson Ave (E), and Flanders Mill Road(W)  A Preliminary Plat Application to allow the subdivision of 136.75 acres into 292 single-household lots, 2 multi-household lots, one public institution lot, variances requested for alternative sidewalk option and wetland setbacks, and provision of alternative parkland option and alternative block length and width.     ITEM 5. SECOND WEEK REVIEW  1. Norton East Ranch Preliminary SP P14007 (Rogers/Murray)   120 Water Lily Drive  A Preliminary Site Plan Application to allow the construction of a 12 unit multi-household structure and associated site improvements.    ITEM 6. INITIAL WEEK REVIEW  1. Brewhaus Brewery Conditional Use Permit/Certificate of Appropriateness Z14101 (Brekke/Johnson)   121 West Main Street  A Conditional Use Permit and Certificate of Appropriateness Application to allow a brewery with an attached tasting room for retail sales and on premises consumption of alcohol.    2. Traditions Major Subdivision Pre-application P14026 (Rogers/Johnson)   3833 Durston Road  A Pre-Application Plan review for a major subdivision to subdivide 21.38 acres into 22 single-household lots and 6 multi-household lots .with requests to waive supplementary information and a variance from Section 38.24.060.B, BMC, Level of Service Standards.    3. Cannery District Zone Map Amendment Z14072 (Krueger/Johnson)   101 East Oak Street  A Zone Map Amendment Application to allow a change in zoning designation fromM-1, Lighti Manufacturing District and PLI, Public Lands and Institutions to B-2, Community Business on 3.86 acres generally located northwest of the intersection of East Oak Street and North Rouse Avenue .    4. Petra Addition SP Z14113 (Krueger/Johnson)   4720 Classical Way  A Preliminary Site Plan Application to allow a classroom addition, a cafeteria addition, and site improvements to an existing school.    ITEM 7. INFORMAL REVIEW  1. Valley Commons Lot 7 Informal Review I14008 (Krueger/Johnson)   3970 Valley Commons Drive  An Informal Review Application for advice and comment on an amendment to the Valley Commons Business Park Final PUD plan for the Lot 7 building pad, parking, circulation, and landscaping configuration.
