Additional variances may need to be requested if they are discovered by the Planning Staff and/or other City departments during the course of review. Section 38.24.090.D.3. (Access) - to allow access (local street intersections) within 150 feet of the Durston Road right-of-way. Glenkirk Drive will line up with the existing Shadowglen Drive, parallel to and 115 feet north of the Durston Road right-of-way. Aligning the roadways will make the intersection at Shadowglen, Laurel Parkway, and Glenkirk Drive much safer than offsetting them to meet the 150' requirement. Section 38.27.060.A. (Parkland Frontage)—to allow dedicated public parkland with less than 50% of its perimeter fronting public streets. The proposed parkland will have approximately 45%of its frontage on public streets along with a portion abutting open space which is accessed by public streets. Pedestrian trails will provide connectivity between the adjoining streets, open spaces and public parkland. We are providing approximately 21%more parkland than required in addition to the 26 % of the property that is open space. The lot layout does not make it economical to provide additional park frontage. The additional parkland and open space provide more frontage for parking than the minimum code allowed park size would provide.
