Re: Modification of Gallatin Center CUP for a PUD, #Z-04033
Dear Chris:
At its September April 12, 2004 public hearing, the Bozeman City Commission voted 3-1 to
conditionally approve the Conditional Use Permit application for the above referenced project. The
proposal was evaluated against the review criteria and requirements of the Bozeman Unified
Development Ordinance. The Commission's decision was based on the fact that, with conditions, the
proposal complies with the requirements of the Bozeman Unified Development Ordinance, will not be
detrimental to the health, safety, or welfare of the community, and is in harmony with the purpose and
intent of the Bozeman Unified Development Ordinance and the Bozeman 2020 Community Plan. The
decision of the City Commission is final.
The conditions for approval are as follows:
1. The entryway pylon sign to be installed shall be identical to the existing entryway signs in style,
design, materials, and height.
2. Four (4) square feet of landscaping for every one (1) square feet of signage shall be installed at the
base (i.e. 360 square feet) that demonstrates a variety of season color, shape and texture, and the
landscaped base shall be defined by an appropriately designed concrete curb. The applicant shall
provide a landscape plan for review and approval by A.D.R. staff.
3. The applicant shall verify on the elevations for the pylon sign that any internally illuminated cabinets
constructed with said pylon sign will contain a subtle color for a backdrop with any illumination
output proposed installed as a soft, low intensity illumination, for review and approval by A.D.R.
staff.
4. The applicant shall provide with this application a Master Plan for entryway signage along the entire
North 19th Avenue frontage for Gallatin Center Subdivision P.U.D., situated between Interstate 90
and Baxter Lane, depicting the placement of all existing and future pylon signs, for review and
approval by the Planning Office, and no further proposals for additional pylon signs that are not
depicted on the Master Plan will be considered.

Application has been made for a modification to the approved Gallatin Center Conditional Use
Permit for a Planned Unit Development to increase the number of allowable entryway pylon signs.
The Gallatin Center Subdivision PUD is located west of North 19th Avenue between Baxter Lane
and Valley Center Drive. The subject property is zoned"B-2" (Community Business District)and
"BP" (Business Park District).
The PUD currently has approval for one (1) interchange pylon sign, and two (2) entryway pylon
signs. This application originally proposed one(1)additional entryway pylon sign. The interchange
pylon sign stands north of the Valley Center Drive and North 191"Avenue intersection. The existing
entryway pylon sign stands north of the Burke Street and North 191" Avenue intersection.
ZONING DESIGNATION & LAND USES
The property is zoned "B-2" (Community Business District) and "BP" (Business Park District).
Numerous commercial buildings already existing within the subject property, including Target,
PetSmart, Radio Shack, Ross, etc.
North: "B-2" (Community Business)—Commercial, undeveloped and Interstate 90.
East: "M-1" (Light Manufacturing District)—Commercial, light industrial and undeveloped.
South: "R-3" (Residential Medium Density District)—residential and undeveloped.
"M-1" (Light Manufacturing District)—undeveloped.
West: "M-1" (Light Manufacturing District)—Cattail Subdivision, undeveloped.
"R-O" (Residential Office District)—Cattail Subdivision, undeveloped.
"R-3" (Residential Medium Density District) — Cattail Subdivision, residential and
