Although the Final PUD designates this lot for a single household dwelling unit, the Planning Director has found that your proposal for a duplex is acceptable subject to the following conditions: 1. You must obtain approval from Walton Homestead Architectural Review Committee (WHARC); 2. Ensure that all setbacks, lot coverage, parking, etc. are met (note that Walton Homestead has a setback of 20 feet along Juniper with allowed encroachments for architectural features such as porches, eaves, etc); 3. The duplex must have a common wall (the second floor shared wall depicted in the sketch plan is sufficient); 4. Ensure adequate back up maneuverability for all required parking spaces.
