Dear Jeff,
Below is a list of the attached due diligence materials relating to the Story Mill Community Park proposal
currently before the Trails,Open Space and Parks(TOP)committee.
In total,The Trust for Public Land is proposing to sell 54 acres to the City of Bozeman utilizing TOP bond
funds.The title, deed and environmental assessment provided below are specific to the acquisition by The
Trust for Public Land in December 2012 of approximately 61 acres from American Bank. The proposal before
the TOP committee contemplates the conveyance of a portion of these lands(approximately 50 acres)plus an
additional 4 acres presently owned by the adjoining landowner,Wake Up Inc. The Trust for Public Land has a
confidential agreement with the Wake Up Inc. landowner to acquire those 4 acres via an exchange/purchase
before September 30,2014.As the approval process moves ahead,we are pleased to work with the City to
provide additional and updated due diligence materials specific to the proposed 54-acre,property conveyance.
- Warranty Deed of The Trust for Public Land's acquisition of the property from American Bank
- Title Insurance Policy for the 61 acres acquired by The Trust for Public Land
- Phase I and Phase II Environmental Site Assessment prepared by Tetra Tech prior to our acquisition
of the property. Throughout Phase I references to the Mill parcel(west of Story mill Road)which we
did not acquire,have been either deleted or blacked out per a confidentiality agreement with American
Bank. We would plan to update the EA prior to a conveyance of the property to the City of Bozeman.
The EA does not include the approximately 4 acquired currently owned by Wake Up Inc. located
along the East Gallatin River. The Trust for Public Land has an agreement to purchase that property
and has contracted with Tetra Tech to perform an EA with a completion date of March 31,2014.
- Story Mill Ecological Restoration Conceptual Design Report.prepared by RESPEC,provides an
overview of the wetlands restoration planning process and the Selected Alternative. RESPEC is
currently under contract with The Trust for Public Land to complete a Phase II analysis that includes
engineering and permitting for the proposal.
