RE: Bridger Park Intermodal Parking Facility
Subject: Block G -Long Term Parking Agreement
As you are aware,our firm has been retained to represent the ownership group that controls and will be
developing the former site of Kenyon Noble Lumber& Hardware at 25 East Mendenhall Street, north of
the Bridger Park Downtown Intermodal Facility ("Bridger Park'). This site ("Block G") includes the
former storage yards north of the existing alley as well as the former Kenyon Noble Building south of the
alley. The group remains actively pursuing the development and operation of a hospitality use on the
south site.
The group is now also actively pursuing the development of a mixed use project with an anchor office
tenant. The project would be built north of the alley,on the western portion of this site. The base level
would include structured parking and as many as 50 spaces. The next two levels would include as much
as 25,000 SF of commercial, while the upper levels are proposed to include as many as 20 residential
units. A second and similar structure would be developed on the eastern portion of the site in the
future, essentially doubling these numbers. We would integrate structured parking with both mixed use
buildings as is financially feasible and request the remaining spaces to be leased in Bridger Park.
Fortunately, the site master plan is coming to fruition quicker than expected,with opportunities
unthinkable just three years ago. Along with the Block M Townhomes project now underway,the
redevelopment of these central downtown sites will include all the key components of the Downtown
Master plan: hospitality,office, retail and residential uses. Note: The Block M project meets parking
requirements on site with structured parking.
The comprehensive Block G master plan creates complimentary uses where the hospitality component
(mainly evening parking) and mixed use buildings (mainly day use parking) allows for fortunate and
more efficient shared parking arrangements both on site and in Bridger Park.
In the spirit of filling the parking garage and bringing more activity downtown, we formally request to
enter into an agreement with the Bozeman Parking Commission that will secure long term leases for an
additional forty (40) parking spaces within Bridger Park for the mixed-use development planned for the
northwest portion of Block G. We would request a similar arrangement for the northeast sister
development when the project takes shape.
Time is of the essence and we request the Parking Commission formally take action as soon as possible.
