Flanders Mill
I met with Chris Saunders, Mike Harris, Mitch Overton and Walt Wolfe on 6/25
concerning the Flanders Mill development. This is a large tract bordering the Regional Park. The principal concern is building Ferguson Avenue between the development and the park.
The county is currently litigating responsibility for their half.
The parkland dedication requirement has already been met in prior phases, when it was known as Diamond Estates.
They are proposing a linear park along the stream that runs through it, and considerable stream improvements.
Meadow Creek
Kevin Thane representing the Homeowners Association at
Meadow Creek met with us on 7/1 to discuss the HOA taking an active roll in reviving Miller Park as the park/community center for that subdivision. Subdivision Review strongly supports
development of that park but as bankruptcy has splintered the ownership into three entities, much work needs to be done to work this out and the city and RPAB have no material leverage.
The Knoll at Baxter Meadows
Plans for streambed improvement at the Knoll have had to change due to unforeseen problems in improving the condition of the Baxter Border Ditch. We
met with planning and a representative for the developer on 7/1. The change entails relocating the trail to the east side of the creek. The Army Corps of Engineers, the affected HOA,
GVLT, and Lynn Bacon, the project’s water consultant, have all given their approval. As no connections have been changed and the new trail is effectively the same amenity in a new location,
Subdivision Review gave their approval.
