Request for Proposals Structural Assessment and Architectural Schematic Design
Fire Station #1 34 North Rouse
The City of Bozeman is Requesting Proposals for a Structural Assessment of Fire Station #1. The City of
Bozeman is planning to upgrade Fire Station #1 at 34 North Rouse, which was originally constructed in
1964. Our main purpose for this assessment and report is to evaluate the current condition of the facility.
Copies of the proposal specifications are available at the City Clerk’s Office at Bozeman City Hall, 121 North Rouse, Suite 200, Bozeman, MT 59715. Information on the project is also available on the city’s web page at www.bozeman.net
The proposals are due at the City Clerk’s Office, no later than 5:00p.m., on Tuesday, October 30, 2012.
A pre- proposal walk through meeting is scheduled on site at 10:00a.m. on Wednesday, October 17, 2012. Please write the name of the project:
FIRE STATION #1 STRUCTURAL ASSESSMENT PROJECT on the front of the sealed proposal.

Structural Assessment and Architectural Schematic Design

The City of Bozeman is planning to upgrade Fire Station #1 at 34 North Rouse, which was originally
constructed in 1964. Our main purpose for this assessment and report is to evaluate the current
condition of the facility. We need to determine whether the existing building is constructed in a way
that we can add on to the existing building, in order to upgrade and update the building. We also need
to determine whether the footings and foundations of the building are in good enough shape so that we
could build addition square footage for the office and dormitory areas on the second floor of the
building. The building control systems are also in need of upgrading and we are planning on replacing
the original steam boiler with a newer more efficient system and we want to make sure it is sized
properly for the building and the proposed uses.
The first phase will be to assess the overall structural condition of the building and determine whether
there is enough stability to allow for the expansion of the dormitory areas on the second floor and
whether we can construct a second floor office area over the existing offices on the south end of the
building.
Once we have a clear assessment of the stability of the building we will then be looking at what the
possible layouts might be to add additional office space, dormitory areas, and training areas.
We would also like to only go through the selection process once, so in your proposal outline a plan for a
second phase of the project that would include the architectural work to reconfigure the existing
building and some options for a building addition to meet our customer service and program needs.
Based on the items outlined in this narrative, we are requesting a proposal describing all the necessary
work to conduction a Tier One Level Structural Assessment of the current condition of Fire Station #1.
The current plans we have for the building are not 100% accurate and we realize that some updated
drawings may be required for the initial assessment. If this work requires some architectural drawings
please include the name of the architectural firm you would like to work with on the project. We would
like some input on the final selection of the architect you propose to use.
Please include dollar breakdowns for each of the categories listed below. Once we evaluate the
proposals we will start with the top choice and negotiate a final fee.
The successful firm will need to provide proof of insurance, verify they have a current city of Bozeman
business license, and agree to follow the city’s non-discrimination policy.
If there are other items you think need to be identified in the proposal please let me know and I will get
that out to the other parties so that we have equal comparisons.
Please provide the following in your proposal:
A description of work needed for a Tier One Structural Assessment.
A time line for how long it will take to complete the assessment.
An outline of costs for the preparation of any needed drawings, since the only records
we have are so dated.
Identify the architectural firm you propose to use for first and second phase of the
project.
The items that will need a structural assessment include – the foundation, walls and wall
connections, roof and roof connections, other components identified in your walk
through.
Review and recommendations for how easy it will be to add on to the building should
we decide to remodel. A suggestion for the best location for any addition would also be
useful.
Outline and description of any other costs associated with the project.
Provide a narrative for how the second phase of the project, preparation of architectural
drawings for the reconfiguration of the building to address any deficiencies that are
found or modification we need to make in order to address accessibility concerns.
Hourly rate for the people involved in the project.
You may include up to 5 pages of information on your firm and similar projects you have
conducted so that we can use that information for our assessment.

Proposals are due on Tuesday, October 30, 2012 by 5:00 p.m. Proposals should be delivered to the City
Clerk at 121 North Rouse, upstairs in the Administrative offices, Suite 200. Mailed copies must be
received by this time and date and addressed to City Clerk, P.O. Box 1230, City of Bozeman, Suite 200,
Bozeman, MT 59771.
The city’s standard professional services agreement for engineering contract will be used for this
project.
