QUITCLAIM DEED
THIS INDENTURE, made this j. day of JO46 2012, by and between Montana
Growth Opportunities LLC, of 600 S. Main, Butte, Montana, 59701 (hereafter"Grantor"),
hereby grant, bargain, and convey unto City of Bozeman (hereafter"Grantee"),
WITNESSETH
That Grantor, for and in consideration of the sum of Ten and No1100ths Dollars ($10.00),
lawful money of the United States of America, to Grantor in hand paid by the said Grantee, the
receipt of which,is hereby acknowledged, does hereby convey, remise, release and forever
quitclaim unto the Grantee and to its assigns forever, all of Grantor's right, title and interest in
and to the following-described real property, situated in Gallatin County, State of Montana, to-
wit:
Lots IA, 2A, and 3A of Subdivision Plat J-5-B Gardner-Simmental Plaza Subdivision
located in the SE1/4 SEI/4 of S35, T1 S, R5E, P.M.M., City of Bozeman, Gallatin
County, Montana excepting and excluding that area shown as Lot 1 B and Lot 2B of
Amended Subdivision Plat J-5-C located in the SE1/4 SE1/4 of S35, T1S, R5E, P.M.M.,
City of Bozeman, Gallatin County, Montana, recorded as document Number 2412896 on
April 13, 2012 in the office of the Clerk and Recorder of Gallatin County, State of
Montana, and described as follows:
Beginning at the southeast corner of Lot 2B of Amended Plat No. J-5-C, from which the
southeast corner of said Section 35 bears S81°12'55"E, 255.31 ft.; thence S00°25'55"W,
10.00 ft.; thence S89°51'19"W, 527.23 ft. to a point on the east Right of Way of North
19t''Avenue, thence 10.37 ft. along said east Right of Way on a curve to the right with a
radius of 1844.86 ft., a central angle of 00°19'20", and a chord that bears N15°4442"W,
10.37 ft.; thence, leaving said Right of Way, N89°51'1 9"E, 530.12 ft. to the point of
beginning, containing 5286.80 square feet.
TO HAVE AND HOLD, all and singular, the said premises, together with the
appurtenances thereunto belonging, unto the Grantee, and to its heirs and assigns forever.
