REPORT TO: Honorable Mayor and City Commission
FROM: James Goehrung, Facility Services Superintendent
Chuck Winn, Assistant City Manager
SUBJECT: Award of bid to Langlas & Associates, for the Boget Pool House Structural
Improvement Project.
MEETING DATE: May 7, 2011
AGENDA ITEM TYPE: Consent
RECOMMENDATION: Authorize the City Manager to sign the award of bid to Langlas &
Associates, for the Bogert Pool House Structural Improvement Project. The base bid for the
project, is for $37,469.00.
BACKGROUND: Based on the age and condition of the Bogert Pool House, the City
Commission approved a Tier 1 Structural Assessment for the building with an engineering firm
back in February. The outcome of the structural assessment did document that there are some
structural problems related to the way the roof components tie into the concrete masonry block
walls.
Working with the Building Department, staff put together some bid specification to strengthen
the building connections so that the facility could be opened for this season. Four contractors
were contacted and provided the bid documents to get prices for the needed work. Bids for the
project were opened on April 17.
The project involves attaching the roof trusses to the roof plates and attaching the roof plates to
the concrete masonry walls as per the engineer specifications. The contractor will also provide,
attach, and secure any additional truss bracing per the engineer specifications.
The project will involve the removal of some of the roof decking in order to gain access to the
roof plates and trusses. After the structural work is done, the building roof will be replaced using
the insurance money from the hail damage back in June of 2010, since the roofing materials were
damaged in the hail storm.

The schedule for the contract is for the work to begin as soon as possible and to be completed by
early June.
FISCAL EFFECTS: Since the overall condition of the building was not known during the
last budget cycle there was not money budgeted for this project. The source of funds for the cost
of the repairs will come from contingency money in the General Fund.
As was stated above a portion of the cost of the repairs for the re-roof, work outside the scope of
this contract, will be paid for with hail damage insurance money.
ALTERNATIVES: As suggested by the City Commission.
