HomeMy WebLinkAboutApprove Request for one-year extension of Preliminary Plat for Mandeville Farms.pdfReport compiled on September 28, 2010 REPORT TO: Honorable Mayor and City Commission FROM: Doug Riley, Associate Planner Tim McHarg, Planning Director Chris Kukulski, City Manager SUBJECT: Mandeville Major Subdivision Request for One-Year Extension of Preliminary Plat Approval, #P-08008 MEETING DATE: Monday, October 11, 2010 AGENDA MEETING ITEM: CONSENT RECOMMENDATION: That the City Commission approve the applicant’s request for a one-year extension of the preliminary plat approval for the Mandeville Major Subdivision as recommended by the Development Review Committee extending the approval until April 6, 2012. BACKGROUND: Debbie Arkell, Director of Public Services, acting in the capacity as the applicant for the City of Bozeman, has requested a one-year extension of the preliminary plat approval for the Mandeville Major Subdivision. This request was made following a recommendation for requesting the extension by the City’s Economic Development Council. On April 6, 2009 the Bozeman City Commission granted conditional approval of the Mandeville Major Subdivision, a 22 lot major subdivision for M-2 (Manufacturing and Industrial District) development. Under Section 18.06.040.D.6 of the Bozeman Municipal Code, the City Commission may, at the request of the subdivider, extend its two-year, (for a proposed single phase major subdivision), preliminary plat approval for one (1) additional calendar year. The Development Review Committee (DRC) considered the extension request on September 15, 2010 and found that the granting of a one-year extension would not influence the conditions of preliminary plat approval nor the primary criteria for consideration of subdivisions established in Title 76-3-608, M.C.A. As a result, the Planning Department and DRC recommend approval of said request for a one-year extension of preliminary plat approval extending the approval until April 6, 2012. UNRESOLVED ISSUES: None determined at this time. ALTERNATIVES: 1) Approve the applicant’s request for a one-year extension. 2) Deny the applicant’s request with findings. Commission Memorandum 22 Report compiled on September 28, 2010 FISCAL EFFECTS: Extending the approval of the Preliminary Plat will allow the City to continue to evaluate a recommended course of action for the City owned Mandeville property without losing the initial preliminary plat approval entitlement.
