During bidding, the MEP consultant identified some omissions in their drawings and could not issue an addendum in time to revise the bid amount. An estimate for this work was given to the owner with items identified as "Pre-Construction Change Orders." This item falls under that scope and is within the budgeted amount. (CP #20) Heat tape boxes for drain lines were originally shown penetrating the roofing membrane. At the direction of the architect and mechanical subcontractor, the boxes were moved to parapet walls to avoid any roof penetrations. This resulted in an increase of heat tape wire to reach the drains. Thursday, April 29, 2010 :09 AM Brian Nostrant Jenae Benner RE: RF|#17'RESPONSE Brian, To furnish and install a 24 ga galvanized drip metal (and seal the flashing into the membrane roof system wall flashing)over the junction box would be an add of $150 total ($75 per junction box each x 2). We still would have to work around a penetration whether it is on the wall or on the roof deck (so we are not eliminating a penetration for us to work and seal around). The architect is concerned about mass snow ice slides wiping out anything sticking up through the roof. He has reconfigured (Z think, drawings forthcoming) the HVAC penetrations as well. The thinking is that the new location will present the lesser of two evils. We would like for McLees to provide pricing for the flashing and caulk lap sealant to seal the box at the wall. This detail (from a roofing and weather tight perspective) should be that the conduit comes straight up through the roof with an O" clearance that can be properly booted or field flashed into the membrane roof system.
