ORDINANCE NO. 1425
AN ORDINANCE OF THE CITY COMMISSION OF THE CITY OF BOZEMAN,
MONTANA, AMENDING THE BOZEMAN ZONE MAP'S ZONING DISTRICT
DESIGNA TIONS BY AMENDING THE ZONING DESIGNATION FROM "PLI"
(PUBLIC LANDS AND INSTITUTIONS) AND "B-1" (NEIGHBORHOOD SERVICE)
DISTRICTS TO "R-O" (RESIDENTIALnOFFICE) DISTRICT ON APPROXIMATELY
25 ACRES OF LAND LOCATED IN PORTIONS OF TRACT 2 OF CERTIFICATE OF
SURVEY NO. 1846 AND TRACT A AND B OF CERTIFICATE OF SURVEY NO.
. 1872.
WHEREAS, the proposed zone map amendment has been properly submitted, reviewed
and advertised; and
WHEREAS, the City-County Planning Board held a public hearing on May 2, 1995, to
receive and review all written and oral testimony on the request for a zone map amendment; and
WHEREAS, the City-County Planning Board recommended to the
Bozeman City
Commission that the requested zone map amendment be approved; and
WHEREAS, after proper notice, the City Commission held its public hearing on May 15,
1995, to receive and review all written and oral testimony on the request for a zone map
amendment; and
WHEREAS, the City Commission has reviewed and considered the twelve zone change
. criteria established in Section 76-2-304, M.C.A., and found the proposed zone map amendment
to be in compliance with the twelve criteria; and
WHEREAS, at its meeting held on May 15, 1995, the City Commission found that the
proposed zone map amendment would be in compliance with the Bozeman Area Master Plan and
would be in the public interest.
NOW, THEREFORE, BE IT ORDAINED by the City Commission of the City of Bozeman,
Montana:
Section 1
That the zoning district designation of the following-described property is hereby amended
from "PU" (Public Lands and Institutions) and "B~ 1" (Neighborhood Service) Districts to "R-O"
. (ResidentialnOffice) District:
A 25-acre portion of Tract 2 of Certificate of Survey No. 1846 and Tracts A and
B of Certificate of Survey No. 1872, located in the West Half of Section 10,
T2S, R5E. MPM, which is on file and of record in the Office of the Clerk and
Recorder. Gallatin County, Montana. Said tract is more particularly described as
follows:

The north one-third of Tract 2, Certificate of Survey 1846, approximately the
west one~half of Tract A, Certificate of Survey 1872, and approximately the
northwest quarter of Tract B, Certificate of Survey 1872, all located in the West
Half of Section 10, Township 2 South, Range 5 East, Montana Principal
Meridian, Gallatin County, Montana
Section 2
. This ordinance shall be in full force and effect thirty (30) days after final adoption on
second reading.
PASSED by the City Commission of the City of Bozeman, Montana, on first reading at a
regular session thereof held on the 5th day of August, 1996.
