SUBJECT: General Willson Building Site Plan/Certificate of Appropriateness
Application – #Z-09235
MEETING DATE: April 5, 2010
AGENDA ITEM TYPE: Action Item.
RECOMMENDATION: City Staff requests the General Willson Site Plan/Certificate of
Appropriateness application (#Z-09235) to be opened and continued to the City Commission’s
public hearing date of April 19, 2010. The request is to allow time for the City Commission to
review and provisionally adopt Ordinance 1785, which includes amendments to Chapter 12.22 of
the BMC (“Downtown Sidewalk Encroachment Permit Program”).
BACKGROUND: Property owner and applicant Delaney & Co., Inc. submitted a Site
Plan/Certificate of Appropriateness (COA) application to the Department of Planning in
December 2009. The application is requesting approval of the following exterior alterations to,
and adjacent to, the property addressed at 101 East Main Street: 1) expansion of the pedestrian
sidewalk into City right-of-way to accommodate a restaurant outdoor seating area, 2) elimination
of on-street parking on the east side of North Black Avenue, 3) addition of sidewalk/boulevard
trees and lights in the expanded sidewalk, 4) addition of a partial awning/canopy over the
outdoor seating area, and 5) addition of a doorway on the building’s west elevation.
The property owner is in agreement with the opened and continued request. Please see the
attached letter.
FISCAL EFFECTS: A Site Plan and Certificate of Appropriateness application fee was
submitted by the applicant and processed as revenue to the Department of Planning and
Community Development.
ALTERNATIVES: As suggested by the City Commission.
